What insurers ask about Stuart roofs

Start with section 627.7011(5), the state's roof-age law. An insurer may not refuse or non-renew a homeowner policy just because the roof is under 15 years old; past that age, it must let you have the roof inspected, at your own expense, before requiring a new one, and a finding of 5 or more years of useful life left means age alone cannot end the policy.

Citizens adds lines of its own. It requires a 4-point inspection on applications for properties more than 20 years old, and only 6.1 percent of Stuart homes were built in 2010 or later, so most houses here are at or past that mark. Citizens also wants proof of at least five years of remaining life on shingle roofs over 25 years old and on tile or metal roofs over 50.

The roof section of the 4-point form records the covering, its age and remaining life, the date of the last roofing permit, whether any replacement was full or partial, and a damage list that runs from cracking and curling to soft decking and attic leaks. Stuart's median home, built in 1982, is four years older than the county's 1986 median, and on a house that old the last roofing permit date is usually the clearest record of roof age.

Wind mitigation, and roofs on part-year homes

A wind mitigation inspection uses a different form, OIR-B1-1802 (Rev. 04/26), and can earn credits on the hurricane-wind part of a policy. It grades the code era, roof covering, deck nailing, roof-to-wall connections, roof shape and whether the deck is sealed, and it stays valid for up to five years if nothing material changes.

For the 15.6 percent of Stuart units held for seasonal use, timing matters. The hurricane season peaks around September 10, so a roof check before an owner leaves for the summer, and another after the return, catches what the storms did while the place sat empty. The roofing contractors' association suggests looking at a roof every spring and fall.

With 29.1 percent of residents 65 or older, it helps that nobody climbs a ladder for these forms; the inspector photographs each slope and the attic.

Who can sign a roof inspection form for a Stuart home?

For Citizens' Roof Inspection Form, the signer must be a general, residential, building or roofing contractor, a building code inspector, or a Florida-licensed home inspector, and the form needs photos of each roof slope.
