Roof inspections in Sewall's Point, FL

Mobile homes are 0.5 percent of Sewall's Point housing units, so almost every roof here falls under the Florida Building Code and the insurer's 15-year rule. The median home was built in 1989. Many original roofs, then, are likely more than 15 years old.

Housing age

Why age drives roof inspections in Sewall's Point

The median home here dates to 1989, nearly the same as Martin County's 1986. Another 31.8 percent of homes were built before 1980. Many of these roofs have likely been replaced at least once, but you should confirm that by checking your own permit history.

Almost all housing here, 99.5 percent, is single-family detached. Most owners live in the house, 805 of 858 occupied homes. So the person ordering the inspection is usually the person who must pay for any repair, and no landlord or association handles it for them.

The town sits on a peninsula with water on the south, west and east, and Hurricane Jeanne came ashore just east of town on Sept 26, 2004. Roofs here have faced wind from several directions. An inspector looks for what that wind loosened.

Insurer rules

Where Florida law and insurer forms come into play with your roof

Fla. Stat. 627.7011(5) bars an insurer from refusing or non-renewing a policy solely because the roof is under 15 years old. Once your roof reaches 15 years, the insurer has to allow an authorized inspector, paid for by you, to check it. Age alone cannot justify a refusal when that inspection finds 5 or more years of useful life remaining.

With 44.4 percent of residents 65 or older, many owners here will see renewal letters that mention roof age. An authorized inspector can be a roofing contractor, a licensed home inspector, an engineer or an architect, if your insurer accepts that person. Ask your insurer or agent who qualifies.

The roof section of the 4-point form records the covering, roof age, remaining useful life, last permit date and percent replaced. It also lists damage such as soft decking, curling, granule loss and attic leaks. Citizens asks for documented remaining life on soft roofs older than 25 years.

Ordering one

Timing an inspection and knowing what it covers

An inspector walks the slopes and photographs each one. The attic matters too, because deck nailing and roof-to-wall connectors on the wind mitigation form cannot be seen from the ground. The form in use, OIR-B1-1802, stays valid up to five years if nothing changes.

  • Before you buy or sell a home, so the roof's age and condition are known.
  • After an insurer letter that cites roof age.
  • After a named storm, once the roof is dry and safe to reach.
  • Before any repair, since the 25 percent rule limits patching in a 12-month period.

Contact Town of Sewall's Point Building & Public Works to confirm your roof's permit history before the inspection. South Fork Roofing can do the inspection itself. Florida law bars roofers from offering anything of value for an inspection, and from advising on what your policy covers.

Questions

Roof inspections in Sewall's Point: questions

How old is a typical roof in Sewall's Point?

The median home here was built in 1989, and 31.8 percent date from before 1980. That suggests many roofs are older than 15 years unless they were replaced. A roof's age comes from its own permit record, not the home's build year, so check with the town building office.

Can my insurer drop me because my roof is 15 years old?

Not on age alone if an authorized inspector finds 5 or more years of useful life left. For a roof 15 years or older, the insurer must let you have that inspection at your own expense. Your insurer or agent can tell you how they handle it.
