Where Indiantown roofs fail in storms
Martin County has felt several named storms. Hurricane Matthew in 2016 produced a 53-kt gust at Witham Field in Stuart. Isaias in 2020 put 42 kt of sustained wind at Stuart Beach. Indiantown sits inland, so expect wind and heavy rain more than surge, and check the roof after any of them.
According to FEMA field teams, roof covering that has been damaged is a leading way water gets into a building. Lost ridge vents are the worst case: they open large holes in the deck. FEMA described one house whose ceilings collapsed though the only roof damage was lost ridge shingles and ridge vent.
Flashing is another common leak path, and the code calls for it where walls meet roofs, where the slope changes and around roof openings. If a stain appears under a vent pipe, chimney or wall joint, start there.
About 31.8 percent of housing units here are mobile homes, against 8.8 percent for Martin County. Mobile homes follow the federal HUD code, so confirm with the building office which rules apply to yours.
Repair limits
Repair or replace: the 25 percent rule
In Indiantown, as everywhere in Florida, patching more than a quarter of a roof or roof section inside 12 months forces the whole roof or section to be replaced or recovered. That line separates repair from replacement for most houses.
One exception matters. If that roof itself was built, repaired or replaced to the 2007 Florida Building Code or later, only the repaired part must meet current code. A local government cannot amend that exception. The median Indiantown home dates to 1984, which says nothing about when your roof was last done, so find your permit records.
The code lets the building official decide if a minor roof fix can skip a permit. For an Indiantown roof, ask the Village of Indiantown building office before work starts.

Does a small roof repair in Indiantown need a permit?

Where does a roof usually leak after a hurricane?
Usually at flashing, vents and the ridge. FEMA found lost ridge vents expose large openings in the deck, and leaks follow wall joints, chimneys and vent pipes. Martin County saw a 53-kt gust at Stuart during Matthew in 2016, enough to lift ridge parts and loosen shingles on many roofs.

How old can my roof be before my insurer can drop me?
Once a roof is 15 years old or older, Florida law allows you to pay an authorized inspector to check it. If the inspection shows 5 or more years of useful life remaining, the insurer may not refuse coverage or decline to renew solely because of the roof's age.
