Roof repair in Jupiter Farms, FL
Hurricane Milton's EF-3 tornado on October 9, 2024 did EF-1 to EF-2 damage to trees, outbuildings and power poles in Jupiter Farms before it crossed the Martin County line. If a limb or gust hit your roof, repair is often possible. Check the damage first, then count how much of the roof you would touch.

Storm damage
Where Jupiter Farms roofs fail in a storm
Milton's damage here was to trees, outbuildings and power poles, so falling limbs are a likely source of punctures and cracked or missing shingles. Walk the yard and look at the roof line from the ground. Do not climb up after a storm.
FEMA's field teams found wind-damaged roof covering to be a primary source of water getting in. Ridge vents matter most: when one is torn off, the open deck lets rain straight into the attic. FEMA's example house saw its ceilings collapse even though the roof had lost only ridge shingles and ridge vent.
Leaks also follow flashing. The code requires it at wall and roof intersections, slope changes and roof openings such as vent pipes. When you find a stain on a ceiling, start looking at those spots on the roof above it.
Repair limits
Repair or replace: the 25 percent rule
Florida's code caps repair, replacement or recovering at 25 percent of the roof or roof section in any 12-month period. Go past that and the whole roof section must be redone, unless the existing roof was built, repaired or replaced to the 2007 Florida Building Code or later. When that applies, current code governs just the portion that was repaired.
The High Velocity Hurricane Zone takes in only Miami-Dade and Broward, which leaves Palm Beach County outside it. The county follows the standard Florida Building Code. Of Jupiter Farms housing units, 97.5 percent are single-family detached homes, so most jobs here are whole-house roofs, not small sections of a larger building.
Your insurer may ask about roof age. If your roof is 15 years old or more, you can pay for an authorized inspector to examine it. An insurer cannot refuse or non-renew a policy on age alone when that inspection shows 5 or more years of useful life remaining. Ask your agent how your policy handles it.
Next steps
Permits and safe steps after a storm
Jupiter Farms sits outside any city limits, so the Palm Beach County Building Division is the office that handles your roof permit. The code lets the building official approve ordinary minor repairs without a permit, so ask the county whether your repair needs one before work starts.
- Photograph damage from the ground and keep clear of downed power lines.
- Place a tarp only if you can do it without climbing on a wet roof.
- Look in the attic for wet insulation, daylight or stained decking.
- Read any roofing contract fully, including the notice to check coverage with your insurer before you sign.
Questions
Roof repair in Jupiter Farms: questions
What is the 25 percent roof rule in Florida?
Florida's code limits repair, replacement or recovering to 25 percent of a roof or roof section in any 12-month period. Beyond that threshold, current code applies to the entire section, which has to be redone. Under the exception, a roof built, repaired or replaced to the 2007 Florida Building Code or a later edition needs only its repaired part brought up to current code. Palm Beach County follows this rule, and the county Building Division can tell you how it applies to your roof.

Do I need a permit for roof repair in Jupiter Farms?
Roof permits for Jupiter Farms are issued by the Palm Beach County Building Division, since the community is unincorporated. The code lets the building official approve ordinary minor repairs without a permit, so the answer for a small repair is the county's call. Ask before work begins. Larger repairs and full replacements are the kind of work the code expects to be permitted.

Did the 2024 tornado damage roofs in Jupiter Farms?
The National Weather Service reports that Hurricane Milton's EF-3 tornado on October 9, 2024 caused EF-1 to EF-2 damage to trees, outbuildings and power poles in Jupiter Farms. That points to debris and limb strikes as likely roof damage. Check for cracked or missing shingles, lost ridge vent and stains on ceilings, and confirm any roof work with the county building office.

How can I tell if a roofer is being straight with me?
A roofer is being straight with you when they follow Florida law, which bars roofing contractors from soliciting roof insurance claims, offering anything of value for an inspection or a claim, or advising on coverage unless they are licensed public adjusters. Every residential roof contract must also carry a bold notice telling you to confirm coverage with your insurer before signing. In an area where the median home was built in 1989, many roofs are aging and sales pitches can get pushy, so watch for these rules. A roofer who skips the notices, or tells you what your policy covers, is breaking the statute.
