How the roof fits into the Indiantown build sequence

The building code lists inspections in a fixed order: foundation, framing, sheathing, exterior coverings, roofing and final. A roof inspection comes late, after the frame, the trusses and the bracing are in place. Plan your roofer's start around those checks, not around the calendar.

Sheathing gets its own inspection. The code allows it as part of a dry-in check or as a separate request once all roof and wall sheathing and fasteners are complete. Ask your contractor which route the Village of Indiantown building office expects before the decking goes down.

Materials and fastening

Underlayment, nailing and drip edge for a new Indiantown roof

The code offers three dry-in options for shingle and metal roofs. One is a full self-adhering membrane. Another is a tape strip over every deck joint with an approved underlayment across the roof. The third is two layers of felt-type underlayment, fastened on a set spacing with ring or deformed shank caps. The choice belongs to your roofer, and the inspector then verifies it.

  • Roof sheathing is fastened with ring shank nails of the listed size.
  • Shingle drip edge is nailed at 12 inches on center, or 4 inches where wind speeds or roof height call for it.
  • Install tile only over firm sheathing, and do it according to the manufacturer's directions.

Gutters and downspouts are required on new buildings whose eaves project less than 6 inches. Route downspouts so their water lands at least 1 foot away from the wall. Confirm this with the design before the roof is framed.

Contractor and builder coverage

Who installs the roof and what the builder must cover

As a rule, a general or building contractor has to hand roofing work to a roofing contractor who holds certification or registration. Asphalt or fiberglass shingles are the only exception, and only when the contractor is roofing a new building it built itself. Check the roofer's state roofing license before signing.

Since July 1, 2025, Florida law requires a builder to cover material or workmanship defects that break the Florida Building Code for one year after you take title or move in, whichever comes first. Storms and normal wear are excluded. Keep your closing papers.

What is the new law in Florida about roofs?

For new homes, the 2025 builder rule matters most. Under Florida Statute 553.837, builders must cover code-violating construction defects for one year after title transfers or initial occupancy, whichever comes first. The statute excludes normal wear, settling and natural disasters. Ask your builder which defects the one-year coverage applies to, and check the terms with your attorney or the Florida Building Commission.

Which code edition applies to a new Indiantown roof permit?

Any permit application filed on or after December 31, 2026 has to comply with the Ninth Edition of the Florida Building Code. Applications before that date fall under the Eighth Edition, which took effect December 31, 2023.
