Roof inspections in Indiantown, FL

In Indiantown, 31.8 percent of housing units are mobile homes, against 8.8 percent across Martin County. For those owners the state's 15-year insurer rule may not apply at all, since Senate staff note it leaves mobile home policies out. Ask your insurer what roof papers it wants before you book anyone.

How old are Indiantown roofs?

The median Indiantown home was built in 1984, and 39.5 percent were built before 1980. A home that age has likely had at least one reroof. Many of the original roofs, where they remain, are probably past 15 years. That is an inference, not a count.

Martin County overall shows a median build year of 1986, so Indiantown sits close to the county. What sets the village apart is the mobile home share, 31.8 percent, since those homes follow the HUD code rather than the Florida Building Code.

About 73.5 percent of occupied homes here are owner-occupied, and 16.7 percent of residents are 65 or older. Many owners pay for their own roof decisions, so an honest inspection before a replacement matters.

Florida rules

Roof age letters from insurers and the roof section of a 4-point inspection

Fla. Stat. 627.7011(5) bars an insurer from refusing or dropping a homeowner's policy only because the roof is under 15 years old. Once a roof reaches 15 years, you hold a right: the insurer has to allow an authorized inspector you hire to examine it. A finding of 5 or more years of useful life takes age off the table as the sole reason to refuse or non-renew.

Senate staff say this section does not reach mobile home policies, and it covers homeowners' policies issued or renewed from July 1, 2022. With nearly a third of Indiantown units being mobile homes, read your own policy paperwork closely and ask your agent which rule fits your home.

For properties over 20 years old, Citizens asks for a 4-point inspection, and its roof section records the covering material, roof age, remaining useful life, last permit date and any damage. Citizens also wants documentation of five years of remaining life for shingle roofs older than 25 years. Confirm your own insurer's requirements with your agent.

Inspection basics

When to order an inspection in Indiantown

A roofer's report follows the forms: covering, age, remaining life, permit history, and the damage list of cracking, curling, granule loss, missing tabs, soft decking spots and visible leaks. A wind mitigation visit adds attic checks you cannot do yourself, such as deck nailing and roof-to-wall connectors.

  • Buying or selling a home, to learn the roof's remaining life before closing.
  • An insurer letter naming roof age, which opens your right to a 15-year inspection.
  • After a storm, to document damage before you talk to your insurer.

Roof permit questions go to the Village of Indiantown building office. A wind mitigation form, OIR-B1-1802, stays valid up to five years if nothing material changes on the structure.

Questions

Roof inspections in Indiantown: questions

Does Indiantown's mobile home share change how I get a roof inspected?

It can. With 31.8 percent of Indiantown housing units being mobile homes, many roofs follow the HUD code, not the Florida Building Code. Senate staff also note the 15-year roof rule in Fla. Stat. 627.7011(5) does not apply to mobile home policies. Ask your insurer what roof documentation it wants, and confirm permit steps with the Village of Indiantown building office.

My insurer says my roof is over 15 years old. What can I do?

Under Fla. Stat. 627.7011(5)(c), the insurer must allow you to have an authorized inspector check the roof at your expense. An insurer may not refuse coverage or decline to renew based only on age when the inspection finds at least 5 years of useful life remaining. With a median home build year of 1984 in Indiantown, this letter is plausible for many owners. Ask your insurer which inspectors it accepts.

Who counts as an authorized roof inspector in Florida?

The inspector must be accepted by your insurer and be one of the types the statute lists: a licensed home inspector, a certified building code inspector, a licensed general, building, residential or roofing contractor, a professional engineer, an architect, or anyone else the insurer recognizes. Since 16.7 percent of Indiantown residents are 65 or older, ask your insurer for its list in writing before you pay anyone.

How long does a wind mitigation form last?

The current form, OIR-B1-1802 (Rev. 04/26), took effect April 1, 2026 and is valid up to five years if no material changes are made to the structure and no inaccuracies are found. Martin County is not in the High Velocity Hurricane Zone, so the form sorts a home by its design wind speed region instead. Ask your insurer how it applies the discounts.
