Florida's roof-age statute, 627.7011(5), bars an insurer from dropping or declining a homeowner's policy over roof age alone while the roof is under 15 years. Once the roof reaches 15, you may bring in an authorized inspector at your own cost. If that report shows 5 or more years of useful life, age alone cannot be the reason the insurer refuses or non-renews.

Citizens Property Insurance uses its own age lines: documentation of five years of remaining life for soft roofs such as shingle past 25 years, and hard roofs such as tile or metal past 50 years. Its 4-point inspection applies to properties more than 20 years old, which covers most Pahokee houses built before 1980.
