Where Bradenton roofs take storm damage
Helene left at least 594 structures destroyed in mainland Manatee County, 1,699 with major damage and 2,177 with minor or moderate damage, and the Port Manatee gauge read 6.04 feet above mean higher high water. Milton followed with hurricane conditions from Tampa southward across Sarasota and 4 to 6 feet of surge from Longboat Key to Venice.
Roofs fail in patterns. After Hurricane Ian, FEMA's assessment team, as summarized by the International Code Council, found damage to hips and ridges was the most common kind, with newer coverings generally doing better than older ones. FEMA has also documented ceilings collapsing where the only roof damage was lost ridge shingles and a ridge vent, because a lost vent opens the deck to rain.
The city's age profile adds to the risk. With a median build year of 1983 and only 14.8% of homes built in 2010 or later, most roofs here sit on older houses, and the flashing at walls, slope changes and roof openings is where a leak usually begins.

The 25% line between a patch and a new roof
Florida's code caps repairs at 25% of a roof or roof section in any 12-month period. Go past it and the whole section must be redone to current code. The exception is a roof built or replaced to the 2007 code or later; then only the repaired part has to meet today's code. It is the main legal line between repair and replacement in Florida, so find your last roofing permit before the estimate.
Small jobs have their own rule. The code lets ordinary minor repairs go ahead without a permit when the building official approves, so the City of Bradenton's building office decides whether your patch needs one.

If storm damage leads to an insurance claim, notice must reach your insurer within 1 year of the loss, and a supplemental claim within 18 months. For policies issued since January 1, 2023, post-loss benefits cannot be assigned to anyone. Why do dark streaks show up on Bradenton roofs?
They are usually algae, most often Gloeocapsa magma, and the asphalt roofing manufacturers' group says the discoloration is most widespread in the Gulf States and other warm, humid places. Bradenton fits that profile: Sarasota-Bradenton International Airport averages 49.05 inches of rain a year. A shingle maker reports no evidence that streaks hurt performance. A bleach-and-water mix can lighten them for a while, but never pressure-wash shingles, since it strips the granules.
