What insurers ask about Bradenton roofs

Florida's roof-age law sets the frame. Under Fla. Stat. 627.7011(5), a roof younger than 15 years cannot by itself be the reason an insurer turns down or drops a homeowner's policy. Once a roof reaches 15, the insurer must let you have it inspected by an authorized inspector at your own expense, and it may not drop you for age alone if that inspection shows at least 5 years of useful life left. The rule covers policies issued or renewed since July 1, 2022.

Citizens, the state-created insurer, adds its own lines. Shingle and other soft roofs older than 25 years, and tile, metal and other hard roofs older than 50, need documentation of at least five more years of useful life. With 75.9% of Bradenton's housing built before 2000, an original roof on most homes here would be past both the 15-year and the 25-year marks.

Owners occupy 56% of the county seat's occupied housing, and Citizens' 4-point rule covers dwelling applications, so rentals need the same forms.

The forms

The 4-point roof section and the wind mitigation form

The 4-point form's roof section records the covering, its age and remaining useful life, the date of the last roofing permit, whether a replacement was full or partial, overall condition and any damage. With photos of every slope, it can take the place of Citizens' separate Roof Inspection Form.

The wind mitigation form, OIR-B1-1802, does a different job: it documents features that can earn wind discounts. It asks the building code era, the wind region for your address, roof shape, how the deck is nailed, how the roof is tied to the walls, whether the deck is sealed, and how openings are protected. A signed form can serve for up to five years, unless the house changes materially or an error turns up.

State help

The state's home-hardening program

Fla. Stat. 215.5586 created the My Safe Florida Home program, which offers inspections for site-built, owner-occupied single-family homes with a homestead exemption. Its matching grants, with a pre-2008 build date among the conditions, can go toward roof-deck attachment, a secondary water barrier, roof-to-wall connections and a new roof covering. Most Bradenton houses meet the build-date test, since 75.9% predate 2000. The statute says the program creates no entitlement, and we could not confirm whether applications were open on October 5, 2026.

Who can sign a 4-point or roof inspection form for a Bradenton home?

Citizens' Roof Inspection Form must be signed by a general, residential, building or roofing contractor, a building code inspector, or a Florida home inspector, with photos of each roof slope. The state's roof-age law uses a similar list for its authorized inspectors and adds engineers and architects, but the insurer must accept the person. On a Bradenton house from around the city's 1983 median build year, expect photos of every slope with the form.

How long is a wind mitigation inspection good for?

Up to five years. The current form, OIR-B1-1802 (Rev. 04/26), took effect April 1, 2026 and stays valid for five years as long as no material changes are made to the structure and no errors turn up. A new roof changes several of its answers, including the covering, the deck nailing and the sealed roof deck. If you re-roof under a City of Bradenton permit, ask your agent whether a fresh form could change your discounts.

Does the 15-year roof rule cover mobile homes in Bradenton?

Whether the rule reaches a mobile home is a question for your insurer, because Florida Statutes 627.7011(5) is written around a homeowner's policy. The rule itself says an insurer may not refuse to issue or renew solely because the roof is less than 15 years old. Once a roof reaches 15 years of age, the insurance company must permit an authorized inspector to look it over, and the cost of that visit falls on you. An insurer cannot turn down coverage or decline to renew based only on the roof's age when the inspection finds at least 5 years of useful life remaining. Mobile homes are 3.5 percent of Bradenton's housing units, so ask your insurer directly how the rule applies to your policy.
