Where Tampa roofs leak after a storm

In FEMA's storm surveys, wind-damaged coverings are a primary source of water intrusion, and a lost ridge vent can open a long slot along the top of the deck; in one FEMA case, ceilings came down although the only roof damage was missing ridge shingles and a ridge vent. After Ian in 2022, hips and ridges took more damage than any other part of the roof, on newer and older roofs alike.

Slow leaks follow the flashing. The code requires it where a wall meets the roof, at every change of slope or direction and around roof openings (R903.2.1). On a Tampa house built around 1985, the city's median year, metal reused from an earlier roof deserves a hard look, because the code bars reinstalling rusted or deteriorated vent flashing, edge metal and counterflashing (R908.5).

Tampa International Airport's normal year brings 49.48 inches of rain, about 61 percent of it from June through September, the same months the Atlantic hurricane season builds toward its September 10 peak. The dry months before that are the time to deal with a loose ridge cap.

Repair limits and permits inside Tampa city limits

A permit is required to repair a building, but the code lets the building official approve ordinary minor repairs without one (FBC-B 105.1 and 105.2.2). In Tampa that official works out of the City's Construction Services, so ask there before treating a patch as exempt.

Size sets the other limit. Replacing more than 25 percent of a roof or roof section within 12 months means redoing the whole section to current code, unless the existing roof was built to the 2007 Florida Building Code or later; then only the repaired part must meet today's code. On older Tampa roofs, that line decides whether a storm repair stays a repair.

Who does the work matters as well. Roofing for pay is the trade of a roofing contractor under Fla. Stat. 489.105, and Florida's exemption for casual, minor jobs below a set price does not cover a larger job split into pieces or anyone who advertises as a contractor (489.103(9)).

What should I check on a Tampa roof after a hurricane?

Start on the ground with binoculars and in the attic with a flashlight. The damage list Citizens gives roof inspectors is a good checklist: cracking, curling or cupping, heavy granule loss, exposed felt, missing, loose or cracked shingles or tiles, soft spots in the decking, hail marks, and stains in the attic or on ceilings. After Helene and Milton in 2024, Tampa roofs that were never looked at closely may still hide lifted ridge caps. Stay off a wet or damaged roof.

How long do I have to report storm damage to my roof in Tampa?

Florida sets the clock by statute. A new or reopened property claim is barred unless notice reaches the insurer within 1 year after the date of loss, and a supplemental claim within 18 months (Fla. Stat. 627.70132). For roofs hit by Debby, Helene or Milton in 2024, both windows run from each storm's date of loss, so your insurer or agent is the one to ask where yours stands. Can a handyman repair my roof in Tampa?

Usually not for pay. Florida defines a roofing contractor's trade as all roofing work, including deck attachments and sheathing or fascia repairs during a roof job (Fla. Stat. 489.105). The exemption for work of a casual, minor or inconsequential nature applies only below a set aggregate price, never to a larger job split up to dodge the rule, and never to anyone advertising as a contractor (489.103(9)). Ask the City of Tampa's Construction Services what a bigger job needs.
