Where Titusville roofs give way in a storm

Matthew stayed about 25 miles offshore in 2016 and still produced gusts of 81 mph on Merritt Island and 77 at Cocoa Beach. Across the county, the damage was mostly roof shingles, soffits, awnings and pool enclosures, and several homes took water through damaged roofs.

FEMA's teams find the same weak points statewide. A lost ridge vent leaves a long open slot in the deck; in one FEMA example, ceilings collapsed though the only roof damage was missing ridge shingles and the ridge vent. Soffits have a poor record in hurricanes, and a failed soffit lets wind-driven rain into the attic. After Ian, damage to hips and ridges was the most common type FEMA's team recorded, on newer and older roofs alike.

Older houses add flashing to that list. Leaks follow the places the code requires flashing: where a roof meets a wall, where the slope or direction changes, and around pipes and vents. With the median Titusville home built in 1982, check that metal before blaming the shingles.

When a Titusville repair has to become a re-roof

The building code caps repairs at 25% of a roof or roof section in any 12 months. Past that, the whole section must be redone to current code, unless the existing roof was built or replaced under the 2007 code or later; then only the repaired part has to meet today's rules. A Titusville roof not replaced since March 2009 gets no exception.

Small jobs may not need a permit. The code lets the building official approve ordinary minor repairs without one, so describe the job to the City of Titusville Building Department before work starts. A storm repair that grows past the 25% line will need the full re-roof permit.

Can a handyman do roof repairs in Titusville?

Only inside a narrow exemption. Florida exempts work 'of a casual, minor, or inconsequential nature' below a set contract amount from contractor licensing, but not when a larger job is split to fit under it, and never for someone who advertises as a contractor. Otherwise, roofing for pay is a roofing contractor's trade under Fla. Stat. 489.105. Whether the job needs a permit is a separate question for the City of Titusville Building Department.

Are black streaks on a Titusville roof a problem?

The streaks are algae, most often Gloeocapsa magma, and the asphalt roofing trade group says they are most widespread in warm, humid areas; one large shingle maker calls them mainly cosmetic.
