Where Brevard County storms hurt roofs
After Hurricane Matthew in 2016, the National Weather Service said Brevard County damage generally involved roof shingles, soffits, awnings and pool enclosures. Peak gusts reached 81 mph at Merritt Island. Hurricane Irma in 2017 damaged over 7,132 county homes and brought an EF-1 tornado to Rockledge. Both storms point you to shingles and the edges of the roof.
Leaks usually start where flashing is required: wall and roof intersections, changes of slope, and roof openings such as vent pipes and chimneys. Check those spots first, then the ridge. FEMA found that lost ridge vents can expose large openings in the roof deck, and one example house had ceilings collapse though only ridge shingles and the ridge vent were gone.
Soffits matter too. FEMA notes they have historically performed poorly in hurricanes, and a failed soffit often lets in a lot of water. Soffits had to withstand the same wind loads as walls once the 2007 Florida Building Code took effect. Homes older than that code may have weaker ones.

The Florida Building Code caps repairs at 25 percent of a roof or roof section in any 12-month period. Once repairs go beyond that point, the entire roof or section has to be replaced. The exception covers a roof that was itself built, repaired or replaced to the 2007 code or later. Only the repaired part then has to meet the current code, and a local government cannot amend that exception.
