What does Florida's builder law cover on a new Melbourne home?

Since July 1, 2025, Fla. Stat. 553.837 has required a builder to warrant a newly built home for 1 year against defects in equipment, material or workmanship that amount to a material violation of the Florida Building Code. The year runs from the transfer of title to the first owner or from first occupancy, whichever comes first. The statute leaves out normal wear and tear, settling, defects the owner caused and acts of God such as a natural disaster. For a roof inspected by the City of Melbourne Building Section, the code it passed under is the yardstick.
