What is the 15 year roof rule in Florida?
Florida law, in Fla. Stat. 627.7011(5), says an insurer may not refuse to issue or renew a homeowner's policy solely because the roof is less than 15 years old. When a roof is 15 years or older, the insurer must let you have an authorized inspector check it at your own expense. If that inspection shows 5 or more years of useful life left, the insurer may not refuse or non-renew solely because of the roof's age. With a median build year of 1975 for homes here, many roofs have likely been replaced since, so the inspection route is worth knowing. As of December 31, 2023, the Florida Building Code's Eighth Edition is the version you must follow. Starting December 31, 2026, the Ninth Edition takes effect, and any permit application filed on or after that date has to comply with it.
