Roof repair in Hawthorne, FL

Tropical Storm Colin in June 2016 brought one report of a tree down in Hawthorne, and that is the kind of damage that sends homeowners here looking for roof repair. Trees and wind do most of the harm. Most fixes are small, but one Florida rule decides when a repair turns into a replacement.

Storm damage on Hawthorne roofs

NOAA lists 5 storm reports tied to Hawthorne from 2016 to 2025. Four were thunderstorm wind and one was flood. Wind is the repeat problem, so expect damage at the edges of a roof, not in the middle of a plain slope.

Hurricane Debby in 2024 brought gusts of 40 to 54 mph across Alachua County and several homes were struck by fallen trees. Hurricane Irma in 2017 did the same, with a 61 mph gust at the Gainesville airport. After either kind of storm, check for a limb on the roof before anything else.

Water usually gets in where the covering is broken or a part is lost. Federal damage teams call wind damage to roof coverings a primary source of water intrusion. When ridge vents blow off, the deck underneath can be left with wide gaps. Leaks also track the flashing at wall joints, chimneys, vent pipes and valleys.

Repair or replace

Repair or replace on an older Hawthorne home

About 62% of Hawthorne housing units were built before 1980, against 34% countywide. That suggests many roofs here have been redone at least once, and some may be past their useful life. A roofer should look at the deck as well as the shingles.

The 25% rule sets the legal line. Under Florida's building code, repairs in any 12-month period are limited to 25 percent of a roof or roof section. If the repair work grows past that limit, you must replace or recover the whole roof or the affected section. The exception applies only if that roof itself was built or redone to the 2007 Florida Building Code or later. When that happens, only the part being repaired has to meet current code.

Insurance looks at roof age differently. If your roof is 15 years old or more, your insurer must allow an authorized inspector to examine it, and you cover the cost. The insurer may not refuse or non-renew solely for age if that check shows 5 or more years of life left. Ask your insurer or agent how your own policy treats this.

Safe steps

What to do after a storm

  • Stay off the roof. From the ground, you can check for shingles that are missing, ridge caps that have lifted and flashing that has bent.
  • Check the attic for daylight, wet insulation or stained decking.
  • Photograph everything before any cleanup.
  • Tarp only from the ground or a ladder, and only if you can do it without climbing onto wet shingles.

Whether a small repair needs a permit is the local building official's call, so confirm with the building office before work starts. Florida law also limits roofers on claims. A contractor may not offer anything of value for an inspection or advise you on what your policy covers. Take coverage questions to your insurer.

Questions

Roof repair in Hawthorne: questions

What is the 25% roof rule in Florida?

Florida's building code allows no more than 25 percent of a roof or roof section to be repaired, replaced or recovered in any 12-month period. Once repairs pass that threshold, the entire roof or section has to be replaced or recovered. An exception applies if the existing roof was built or redone to the 2007 Florida Building Code or later. Current code then applies only to the part being repaired. On Hawthorne's older homes, the roof's build date matters.

Does a small roof repair in Hawthorne need a permit?

Not always. The Florida Building Code says ordinary minor repairs may be made with the building official's approval and without a permit. Whether your repair counts as minor is the local building official's decision. Hawthorne is in Alachua County, so confirm with the building office before you start. Larger work that alters or replaces roofing generally does need one.

What storm damage should I look for on my Hawthorne roof?

NOAA lists 4 thunderstorm wind reports and 1 flood report tied to Hawthorne from 2016 to 2025. After wind, look for missing or curled shingles, loose tabs, damaged ridge vents and bent flashing near walls, chimneys and vent pipes. Inside, check the attic for wet insulation or soft decking. Stay off the roof and photograph damage from the ground.

Can my insurer make me replace a 15-year-old roof?

For a roof 15 years or older, Florida law says your insurer must let you have an authorized inspector check it at your expense before requiring replacement. If the inspection shows 5 or more years of useful life left, the insurer may not refuse or non-renew solely because of age. With 62% of Hawthorne homes built before 1980, many owners here may face this question. To understand what your policy covers, ask your insurer or agent.
