The 15-year rule

Why a 15-year-old roof triggers an inspection

Fifteen years is the age that changes what your insurer may do. Under 15, the insurer cannot refuse to issue or renew your homeowner's policy solely because of the roof's age. At 15 or older, the insurer must let you hire an authorized inspector, at your expense, before it requires replacement.

If that inspector finds five or more years of useful life left, the insurer may not refuse or non-renew you for age alone. This covers homeowner's policies issued or renewed from July 1, 2022 onward. Staff analysis says it does not reach mobile home policies, which are rare in Altamonte Springs.

Not every inspector counts. The insurer must approve the person, who can be a licensed home inspector, a licensed roofing or general contractor, a building code inspector, an engineer or an architect. Get the insurer's approval in writing before you pay anyone.

  • Soft spots in the decking

Roof age alone can also matter to Citizens. It wants documentation of at least five years of remaining life once a shingle roof passes 25 years, or a hard roof such as tile or metal passes 50. The inspector photographs every slope for the form.

Timing

When to order a roof inspection in Altamonte Springs

Does a mobile home roof follow the same 15-year rule?

The 15-year roof rule in Fla. Stat. 627.7011(5) governs homeowner's policies, and an insurer may not refuse to issue or renew one solely because the roof is under 15 years old. Once a roof reaches 15 years of age, an authorized inspector can evaluate it, and the cost of that visit falls on you. The insurer cannot refuse or non-renew you based on age alone when that inspection shows 5 or more years of useful life remaining.
