Which code edition governs a roof permitted in Altamonte Springs

Your permit date decides the code. The Eighth Edition, the 2023 Florida Building Code, took effect December 31, 2023. The Ninth Edition replaces it on December 31, 2026, and any application or plans submitted on or after that day must follow it. A lot that is permitted late in 2026 could land in either edition.

Altamonte Springs is nowhere near the High-Velocity Hurricane Zone, which covers only Broward and Miami-Dade counties. The extra HVHZ forms and Miami-Dade NOA paperwork are not what your file needs. Roofing products still need Florida statewide approval, and the permit comes from the City of Altamonte Springs Building and Fire Safety Department.

What the deck, underlayment and product list must show

Ring shank nails hold new roof sheathing down. The residential code names a 2 1/2 inch nail with a 0.131 inch shank and a 0.281 inch head, and allows two other ring shank types on sheathing 15/32 inch or thinner. Look for the nail type on your plans before the sheathing inspection.

  • Option one: self-adhering polymer-modified bitumen over the entire deck.
  • Option two: a tape or membrane strip at least 3 3/4 inches wide over every deck joint, then approved underlayment over the whole roof.
  • Option three: two layers of felt-type underlayment, nailed 12 inches apart in the field and 6 inches apart at laps.

On shingle roofs, drip edge goes over the underlayment at eaves and gables, fastened 12 inches apart at most. The spacing tightens to 4 inches where design wind speed is 110 mph or more or the roof stands above 33 feet. Each roofing product must be listed with Florida statewide approval, and the Florida Building Commission search lets you check an FL number yourself.

Inspectors visit in a set order: foundation, framing, sheathing, exterior wall coverings and soffit, roofing, final. The sheathing check can be part of a dry-in or done on its own once all sheathing and fasteners are finished. Shingles, tile or metal come after that pass, so confirm the date before you book a crew.

Who installs the roof depends on its type. A general or residential builder may put down asphalt or fiberglass shingles on its own new building. Tile, metal and membrane roofs must go to a certified or registered roofing contractor, and a builder cannot advertise itself as a roofer without that license. Since July 1, 2025, a builder must also stand behind a new home for 1 year against code-violating defects in material or workmanship.
