The code edition that governs your new roof permit

Florida adopted the 2023 Florida Building Code, Eighth Edition, on December 31, 2023. Permit applications filed on or after December 31, 2026 will have to comply with the Ninth Edition. Shingle roofs need one of three dry-in methods before the roof covering goes on. The code requires a drip edge at eaves and gables, fastened no more than 12 inches on center, and 4 inches on center where design wind speed is 110 mph or more or the mean roof height exceeds 33 feet.

The roofing inspection comes after framing and sheathing and before the final. Under the code order, a permit that stalls can expire if work does not start within 6 months of issuance, or if work is suspended for 6 months, so plan the sequence with your builder.

Where eaves stick out less than 6 inches, the rules call for gutters paired with downspouts, and those downspouts have to empty at least 1 foot out from the sidewall. Include them in the same roofing scope so the inspector sees them with the roof.

Florida Statute 553.837 requires a builder to warrant a newly constructed home for one year against construction defects that violate the Florida Building Code. The statute excludes normal wear and tear, settling, owner-caused defects and acts of God such as a natural disaster.
