New construction roofing in Fruitville, FL

In Fruitville, 16.2 percent of homes were built in 2010 or later, which is a small but real slice of new roofs in a place whose median home dates to 1990. The population rose from 13,224 in 2010 to 15,484 in 2020. A new roof here follows one code edition and a fixed inspection order.

Code edition

The code edition that governs a Fruitville permit

Sarasota County Planning and Development Services issues permits for unincorporated Fruitville. The date your application is filed decides the code. The Eighth Edition took effect at the very end of 2023. A plan submitted on December 31, 2026 or later falls under the Ninth Edition. A builder pulling a Fruitville permit near that turnover should tell you in writing which edition the roof plans were drawn to.

Roofing products must carry statewide product approval under Fla. Stat. 553.842(5). You can look up a product by its FL number on the Florida Building Commission site. Fruitville sits in Sarasota County, so the Miami-Dade and Broward High-Velocity Hurricane Zone rules do not reach it.

Roof build-up

Roof deck, dry-in and drip edge for a new Fruitville home

Roof sheathing is nailed with ring shank nails. The residential code names 2 1/2 inch by 0.131 inch nails with a 0.281 inch head. The dry-in then follows one of three paths. Path one covers the full deck with polymer-modified bitumen membrane. Path two tapes each deck joint with a 3 3/4 inch strip and adds underlayment over everything. Path three uses two felt-type layers nailed 12 inches apart across the field.

Metal drip edge is set over the underlayment along eaves and gables. Its fasteners sit at most 12 inches apart, or 4 inches apart where the design wind speed is 110 mph or more. Eaves projecting less than 6 inches need gutters, and the downspouts must empty at least 1 foot from the sidewall.

Build schedule

Scheduling inspections and who may install

On a new Fruitville home, the roofing inspection comes after the sheathing and exterior wall stages and before the final. The inspector looks at dry-in, insulation, coverings and flashing. Sarasota County offers virtual inspections through VuSpex for re-roof permits at the dry-in and roof-in-progress stages. Confirm with the building office whether the same option applies to a new-build roof.

Under Fla. Stat. 489.113(3), a general contractor can put on asphalt shingles only when the building is its own new construction. Tile, metal and membrane work must go to a contractor holding a state roofing license. Since July 1, 2025, a builder also owes a new home 1 year of coverage for code-violating defects in material or workmanship.

Questions

New construction roofing in Fruitville: questions

Does a new home in Fruitville need a roof permit?

Yes. Roof work on a new home is permitted through Sarasota County Planning and Development Services, which handles unincorporated Fruitville. Roofing falls under statewide product approval, and the application is where those product numbers are recorded. Confirm current forms with the building office, since the county site may block automated lookups. Your contractor should pull the permit, and you should ask to see the permit card before work starts.

Which roof inspections happen on new construction?

Roofing is one stop in a longer sequence that runs from foundation and framing through sheathing and exterior wall coverings to the final. The sheathing stage checks roof sheathing, fasteners and dry-in. The roofing stage checks coverings and flashing. Sarasota County runs virtual dry-in and roof-in-progress inspections through VuSpex for re-roof permits, so ask the building office whether your build qualifies.

Can a general contractor install my new roof?

Only in one narrow case. Fla. Stat. 489.113(3)(b) lets a general, building or residential contractor install shingles on a new building the contractor built itself. Everything else must be subcontracted to a roofing contractor with the right state license. Fruitville's 16.2 percent share of homes built since 2010 shows new roofs are going on here, so check any contractor's license on the state lookup before signing.

What does the builder owe me if my new roof fails?

A builder must cover a newly constructed home for 1 year under Fla. Stat. 553.837, which applies to homes whose coverage period starts after July 1, 2025. It reaches defects in equipment, material or workmanship that cause a material Florida Building Code violation. The year runs from title transfer or first occupancy, whichever is earlier. The statute carves out ordinary aging, ground settling, damage the owner caused and acts of God. Fruitville has 7,868 housing units, and some are recent builds this may touch.
