Building inside a 1989 master plan

Lakewood Ranch was set up as a Development of Regional Impact in December 1989, opened Summerfield in 1995 and now spans about 35,000 acres. Its median home was built in 2014. The Stewardship District the Legislature created on June 14, 2005 covers 23,055 acres in Manatee and Sarasota counties.

Permits follow the county line. New homes on the Manatee side go through Manatee County Development Services' Building Division, and those on the Sarasota side through Sarasota County. An owner, or a builder with the owner's written authorization, may hire a private provider for plan review or inspections under Fla. Stat. 553.791.

Soffits deserve attention on a new house. After Hurricane Michael, FEMA reported widespread wind-driven rain damage where envelope parts failed, noted that the 2007 code began requiring soffits to resist the same wind loads as walls, and advised fastening soffit panels at both the wall and the fascia.

The builder's one-year duty

Since July 1, 2025, Fla. Stat. 553.837 has made builders warrant a newly built home for 1 year against defects in equipment, material or workmanship that cause a material violation of the building code. Normal wear and tear, settling, damage the owner causes and natural disasters fall outside it. The clock runs from closing or first occupancy, whichever comes first.

Does a Lakewood Ranch builder install the roof itself?

Sometimes. Florida lets a general, building or residential contractor install asphalt or fiberglass shingles on a new building of its own construction. Tile, metal and membrane roofs must go to a roofing contractor unless the builder also holds a roofing certificate or registration. With the community's population estimate at 43,945, plenty of homes are going up; ask the builder which company will install your roof and check its roofing credentials with the state.

Why do soffits matter on a new Lakewood Ranch house?

Because a failed soffit lets wind-driven rain into the attic. FEMA's Hurricane Michael advisory found widespread water intrusion where soffits and other envelope parts failed, and it recommends fastening soffit panels at the wall and at the fascia and installing fascia covers to the maker's instructions. The 2007 code made soffits resist wall-level wind loads, and with Lakewood Ranch's median home built in 2014, most soffits here were built to that rule.

Is a new home on the Sarasota side of Lakewood Ranch permitted differently?

It is permitted by a different county. In 2020, 714 of Lakewood Ranch's 34,877 residents lived in Sarasota County, and that part of the community is permitted by Sarasota County rather than by Manatee County's Building Division. The building code is the same statewide, so the roof follows the same 2023 Florida Building Code and the same inspection sequence; the forms and scheduling are the county's own.
