Florida roof-age rule

How Florida's 15-year line applies to a Wesley Chapel roof

Florida law sets two lines. Under 15 years, an insurer cannot turn down or drop a homeowner's policy for roof age alone. At 15 or older, you may hire an authorized inspector to check the roof, and you pay for it.

An inspector walks the roof and looks at the items insurers list: cracking, curling, heavy granule loss, exposed asphalt or felt, and missing or loose tabs. They also look for soft decking and for leaks in the attic and on ceilings.

The roof section of the 4-point form records the covering, its age, remaining useful life, the date of the last roofing permit and whether the roof was fully or partly replaced. Citizens asks for that inspection on properties past 20 years of age. Homes built since 2010 make up 33 percent of Wesley Chapel's stock, so many here sit under that age line.
