What a roof inspection checks and writes down

The roof section of the 4-point form records the covering material, roof age, remaining useful life, date of the last roofing permit, and whether a replacement was full or partial. It also records overall condition. Citizens asks for a 4-point on properties more than 20 years old.

The inspector looks for cracking, curling, heavy granule loss, exposed felt, missing or loose tabs, soft decking and visible leaks in the attic or on ceilings. Photos of each roof slope go with the form.

Citizens requires documentation of at least five years of remaining life for shingle roofs older than 25 years. Tile, slate and metal roofs get a 50-year line. That figure is the number your inspection report has to support.

Timing

When to order an inspection in New Port Richey

How long is a wind mitigation inspection good for?

The current form, OIR-B1-1802 (Rev. 04/26), is valid for up to five years if nothing material changes on the structure and no errors are found on it. It records roof deck attachment, roof-to-wall connections and opening protection, which are attic items you cannot easily see yourself.
