Roof repair in Wellington, FL

An Army Corps of Engineers levee built in 1952-53 keeps Everglades floodwater out of Wellington, but it does nothing for your roof. Wind does that damage. After Hurricane Milton's October 9, 2024 tornado, Wellington repairs mostly start at the shingles, vents and flashing.

Where Wellington roofs fail in a tornado or hurricane

The Milton tornado left EF-3 damage in Rustic Ranches and EF-1 to EF-2 damage to homes in Lakefield West, Meadowwood and Binks Forest. In Palm Beach County, an EF-2 tornado during Hurricane Ian caused a house roof to collapse. Wind that strong strips coverings first, and the water follows.

Check the ridge first. FEMA found that lost ridge vents leave large openings in the roof deck, and one example house had collapsed ceilings with only ridge shingles and vent gone. Wind-driven rain gets in at the ridge before you see it from the yard.

Flashing is the next weak point. The code requires it at wall and roof intersections, slope changes and roof openings, so leaks usually show up at those spots. Loose or missing tabs, bare felt and soft decking are also what an inspector looks for.

Repair versus replace

Deciding between repair and replacement comes down to the 25 percent rule

Florida limits repairs to 25 percent of a roof or roof section in any 12 months. Past that, the whole roof section must be brought up to the current code. The legal boundary separating a repair from a replacement is mainly drawn here.

There is an exception. If your roof was itself built, repaired or replaced to the 2007 Florida Building Code or later, only the repaired part must meet current code, and no local government can amend that exception. Wellington's median home was built in 1995, so many roofs here may predate 2007, but that figure describes houses, not roofs. Check your own roof's history.

The building official decides whether a minor repair on your roof requires a permit. Ask the Village of Wellington Building department before work starts.

What to do safely after a storm

  • Stay off the roof. Take photos of the damage from the ground, and again from inside the attic.
  • Cover openings with a tarp from a ladder only if the roof edge is dry and clear of power lines.
  • Keep ceiling water out of rooms by moving furniture and placing buckets.
  • Call your insurer or agent about coverage. Claim notice is barred after 1 year from the loss date.

Florida bars roofing contractors from soliciting claims, offering anything of value for an inspection, or advising on what your policy covers. Your insurer or agent is the right person to ask about coverage.

Does Wellington's levee protect my roof from storms?

No. The Army Corps of Engineers levee built in 1952-53 protects the area from Everglades floodwater, not from wind. Roof damage here comes from wind and wind-driven rain, such as the EF-3 tornado Hurricane Milton produced in Rustic Ranches on October 9, 2024. Ridge vents, flashing and shingle edges are the usual failure points, so inspect them after any storm.

Do I need a permit for a small roof repair in Wellington?

It depends on the building official. Florida code allows ordinary minor repairs with the official's approval and no permit, and that call is local. Confirm with the Village of Wellington Building department before you start. Larger work, or repairs that approach the 25 percent limit, are more likely to need a permit.

My roof is 16 years old. Can my insurer make me replace it?

Not on age alone. When your roof is 15 years old or more, the insurer has to allow an authorized inspector to examine it, and you cover the cost. An inspection that finds 5 or more years of useful life remaining means the insurer cannot refuse coverage or decline to renew based only on the roof's age. Your own policy decides how this applies, so check the details with your insurer or agent.

Is Palm Beach County in the high velocity hurricane zone?

No. The Florida Building Code's High Velocity Hurricane Zone covers only Miami-Dade and Broward counties. Palm Beach County, including Wellington, follows the standard code. Your address still gets a design wind speed from ASCE 7-22, which sorts it into a wind region.
