What the 15-year rule asks of your roof
Under Fla. Stat. 627.7011(5), an insurer cannot refuse or non-renew your policy solely because a roof under 15 years old is too old. After your roof turns 15 years old, you are entitled to bring in an authorized inspector, paid for by you, and the insurer has to accept the result. It may not drop you for age alone if that inspection finds 5 or more years of useful life left.
Authorized inspectors include licensed home inspectors, building code inspectors, roofing contractors, engineers and architects the insurer accepts. For homes older than 20 years, Citizens requires a 4-point inspection. Its roof section records the covering, age, remaining life, last permit and damage found. A home built in 1995 reaches that 20-year line in the Citizens rule as of this year.

Does my Wellington roof need an inspection at 15 years?
Florida law does not force an inspection at 15 years. It lets you have one. Under Fla. Stat. 627.7011(5), an insurer must allow an authorized inspector you hire, at your expense, before requiring replacement. Should the inspector report at least 5 years of useful life remaining, age by itself is not grounds for the insurer to decline or non-renew.
