The median Riviera Beach home was built in 1981, and 47.8 percent of homes predate 1980. Palm Beach County's median is 1986, so the city is only slightly older. A Riviera Beach permit lapses when work has not begun six months after issue, or when work stalls for six months. The Ninth Edition of the Florida Building Code governs any application submitted on or after December 31, 2026.

Riviera Beach sits in Palm Beach County, outside the High Velocity Hurricane Zone that applies to Miami-Dade and Broward alone. Roofs here follow the standard Florida Building Code, not the stricter zone rules.
