Roof inspections in Atlantis, FL

In Atlantis, 43 percent of residents are 65 or older, and many of them own the home outright and live in it year-round. Older homes mean older roofs. Florida's 15-year insurer rule and the roof section of the 4-point form both turn on roof age. An inspection gives you a written answer before anyone else asks the question.

Housing age

How old are Atlantis roofs?

The median Atlantis home was built in 1978, against 1986 for Palm Beach County, and 59.1 percent of homes here predate 1980. That suggests many original roofs were replaced at least once. A roof from the last replacement cycle may now sit near or past the 15-year mark.

Of the 899 occupied homes, 835 are owner-occupied, and 79.2 percent of all units are single-family detached. You are likely the only person deciding when this roof gets looked at. Another 21.4 percent of units sit vacant for seasonal use, so a closed-up house can go months with no one checking the ceilings.

15-year rule

How your roof fits into Florida law and insurer paperwork

Fla. Stat. 627.7011(5) bars an insurer from declining or non-renewing a policy only because the roof is under 15 years old. Once a roof reaches 15 years or older, you may bring in an authorized inspector, paying for it yourself, and the insurer has to accept that. If that inspector finds 5 or more years of useful life left, age alone cannot be the reason to drop you.

The roof section of the 4-point form records covering material, roof age, remaining useful life, last permit date and the percentage replaced. Citizens requires that form for properties over 20 years old, which covers most Atlantis homes by the 1978 median. For shingle roofs older than 25 years, Citizens wants documentation of at least five years of remaining life.

Wind mitigation is a separate form, OIR-B1-1802, valid for up to five years if nothing changes on the structure. It asks about deck attachment, roof-to-wall connections and roof shape. Those items sit in the attic, so an inspector has to photograph them for you.

Timing

When to order an inspection and what it covers

  • Buying: the roof's age and remaining life affect whether an insurer will write the policy.
  • Selling: a written report answers a buyer's roof question before it becomes a negotiation.
  • An insurer letter about roof age: Florida law lets you answer with your own authorized inspector.
  • After a storm: Hurricane Irma in 2017 put 2-4 feet of surge along coastal Palm Beach County, and wind damage can show up weeks later as a ceiling stain.

The inspection checks what the forms ask: cracking, curling, granule loss, exposed felt, missing or loose tabs, soft decking and any leaks in the attic or on ceilings. It ends with a photo record and a plain statement of remaining life.

Atlantis lists roof permits through its Building Department, and a past permit helps document roof age. Confirm current permit requirements with that office before any repair work. The standard Florida Building Code governs here, since Palm Beach County sits outside the High Velocity Hurricane Zone.

Questions

Roof inspections in Atlantis: questions

Does my Atlantis roof need an inspection once it passes 15 years?

Florida law does not order one. A roof that is 15 years or older can be checked by an authorized inspector you choose, at your cost, and Fla. Stat. 627.7011(5) requires the insurer to permit it. If the inspector finds 5 or more years of useful life left, the insurer cannot drop you solely for age. With 59.1 percent of Atlantis homes built before 1980, many owners may reach this point. Your insurer or agent can tell you exactly what they need from you.

What does the roof section of the 4-point form record?

It records covering material, roof age, remaining useful life, the date of the last roofing permit, whether the roof was fully or partly replaced and the percentage, overall condition, and any damage. Citizens requires the 4-point inspection for properties over 20 years old. The Atlantis median build year of 1978 suggests many homes here fall in that group. You attach photos of every roof slope when you submit the form.

Who counts as an authorized inspector in Florida?

The insurer must approve the person, and the statute lists several kinds: a licensed home inspector, a certified building code inspector, a licensed general, building or residential contractor, a roofing contractor, a professional engineer, an architect, or anyone else the insurer recognizes as qualified. Check the license before you hire. In Atlantis, where 835 of 899 occupied homes are owner-occupied, the owner usually pays for and orders the inspection, so ask your insurer whether it accepts that person's report.

How long is a wind mitigation inspection good for?

OIR-B1-1802 (Rev. 04/26), the current form, stays valid for up to five years as long as the structure has not materially changed and the form contains no inaccuracies. In this area the median home was built in 1978, so many roofs here have been replaced or upgraded since construction, and each of those changes can make an older form stale. If you replace the roof covering or add opening protection, the old form no longer matches your home. Confirm with your insurer or agent how it applies to your policy.
