Roof inspections in Mangonia Park, FL
Only 7.8 percent of Mangonia Park residents are 65 or older, but the housing is not young. About 48.9 percent of homes here were built before 1980, so many original roofs are likely well past the 15-year mark Florida insurers watch.

Roof age
Roof age and the 15-year line for Mangonia Park homes
The median Mangonia Park home was built in 1981, close to the Palm Beach County median of 1986. That suggests many roofs here have been replaced at least once, and plenty of others are overdue. An inspection tells you which case you have.
Florida law sets the 15-year line. A roof under 15 years cannot be the sole reason an insurer declines or drops a policy. When your roof turns 15, you can bring in an authorized inspector at your own cost, and the insurer has to allow it. Should the inspection report show at least 5 years of useful life remaining, the insurer cannot cite age alone as grounds to refuse or non-renew.
Only 31.8 percent of occupied homes here are owner-occupied, against 70.1 percent countywide. Many roofs are therefore a landlord's decision. If you rent, ask the owner whether an inspection report exists before you assume the roof is sound.
Inspection scope
What a roof inspection checks and what insurers ask
The roof section of the 4-point form records the covering material, roof age, remaining useful life, date of the last roofing permit, and whether the roof was replaced in full or in part. It also lists the overall condition and any damage found. For homes of 1981 vintage, like the Mangonia Park median, Citizens requires this inspection because the property is over 20 years old.
- Cracking, curling or cupping of the covering
- Granule loss, plus bare asphalt or felt showing
- Missing, loose or cracked tabs or tiles
- Soft spots in the decking
- Water you can spot in the attic, or stains on the ceilings below, point to a leak in the roof.
For older roofs, Citizens asks for documentation of at least five years of remaining useful life once a shingle roof passes 25 years, or a hard roof such as tile or metal passes 50. The form must be signed by a contractor, building code inspector or home inspector, with photos of each slope.
A wind mitigation inspection is a separate form, OIR-B1-1802, valid for up to five years if nothing material changes. It records attic items you cannot see from the ground, such as deck attachment and roof-to-wall connections.
Timing
When to order an inspection here
Order one before you buy or sell, when an insurer's letter questions the roof's age, or after a storm. Palm Beach County felt tropical-storm-force winds from Hurricane Matthew in 2016, and Irma in 2017 brought 2 to 4 feet of surge along the coast. Wind damage can sit unseen for months.
Be careful with door-to-door offers. Under Fla. Stat. 489.147, a roofer may not offer anything of value for an inspection or a claim, and may not advise you on what your policy covers. Ask your insurer or agent about coverage. Claim notices are time-limited: one year from the date of loss for a new claim.
Questions
Roof inspections in Mangonia Park: questions
Does Mangonia Park have many older roofs?
Likely, yes. The Census figures show 48.9 percent of Mangonia Park homes were built before 1980, and the median build year is 1981. Home age is not roof age, since some roofs have been replaced. An inspection of your own roof gives the real answer, including remaining useful life.

Who can inspect my roof for my insurer?
Under Fla. Stat. 627.7011(5), the inspector must have your insurer's acceptance and be a licensed home inspector, a certified building code inspector, a licensed general, building, residential or roofing contractor, an engineer, an architect, or someone the insurer recognizes as qualified. You pay for the inspection. With 31.8 percent of Mangonia Park homes owner-occupied, renters should ask the owner before anyone books one. Check with the insurer or agent first.

Do I need a permit for a roof in Mangonia Park?
Roof permits go through the Town of Mangonia Park Building, Planning & Zoning function. Confirm with the building office before work starts, because the 25 percent rule can require a full replacement once more than 25 percent of the roof is repaired in 12 months. The exception applies only to roofs built or replaced under the 2007 Florida Building Code or later.

Does the 4-point form replace a roof inspection form?
Sometimes. Citizens says the roof section of the 4-point form, with photos of each roof slope, can take the place of its Roof Inspection Form. The roof section records the material, age, remaining useful life, permit history and damage found. Because 48.9 percent of Mangonia Park homes predate 1980, many owners here will face the 4-point request. Ask your insurer which form it wants before you order either one.
