New low-slope roofs need a design slope of at least one-fourth unit in 12. Drainage matters on flat association roofs: where parapets could trap water, secondary overflow drains or scuppers are required.

Ask each bidder to name the membrane standard, such as TPO under ASTM D6878, and the edge-metal testing it will meet. Then compare the same scope: tear-off or recover, deck repair, drainage and flashing.

A recover is barred where the old roof is water soaked or already has two coverings. Confirm the bid says which applies. Also confirm that a Notice of Commencement is recorded and posted before the first inspection.

No. That zone covers only Broward and Miami-Dade counties, and Palm Beach County is outside it.
