How hard it rains in Osceola County

The Kissimmee station recorded 52.57 inches of rain a year in the 1991โ€“2020 normals. Of that, 24.77 inches came in June through August, which is 47 percent of the year. Kenansville is wetter overall at 54.88 inches, but only 42 percent of it falls in those three months.

For comparison, Orlando averages 51.45 inches a year, and June through September brings 29.57 inches of it. That is about 57 percent of the annual total landing in four months. Your gutters do most of their work in one season.

Water covers 11.9 percent of the county's area, and Hurricane Ian in 2022 caused historic freshwater flooding near Runnymede Lake in St. Cloud and Mill Slough in Kissimmee. Gutters do not stop flooding. They only decide where roof water lands before the ground has a chance to take it.

Gutter sizing

Sizing gutters and downspouts for a fast burst

Florida's plumbing code sizes horizontal gutters by the flow coming off the roof. A 5-inch half-round gutter at a 1/8 inch per foot slope carries 74 gallons a minute. A 6-inch gutter carries 110.

By the code's own table, the 6-inch size moves about 49 percent more water than the 5-inch. In a county where 60.5 percent of homes are single-family detached, most with a long, simple roof edge, that upgrade often costs little extra effort at install.

Downspouts matter as much as the gutter. Per the table, a 3-inch round leader carries 92 gallons a minute, while a 4-inch round carries 192. A roof that sheds water from a tall wall onto the roof below needs extra capacity, since the code adds half of that wall's area to the roof's catchment.

Which design basis you choose shifts the result considerably. Near The Villages, a 6-inch gutter serves about 2,671 square feet on a 1-hour, 100-year basis but only about 1,107 on the 5-minute burst. Ask your installer which basis the quote uses.

Code rules for gutters and downspout discharge

With a median build year of 2002 and 27.4 percent of homes built in 2010 or later, many Osceola County houses went up under rules that already carried this requirement. Older homes, the 11.3 percent built before 1980, may have no gutters at all or short downspouts.

Residential gutters must be metal or approved plastic, with lapped, soldered or caulked joints, fastened with corrosion-resistant hardware. Check with the Osceola County Building Office, or the City of Kissimmee for homes inside city limits, on whether your project needs a permit.

Upkeep and drainage

Leaves, pollen and where the water goes

Mature southern live oaks reach 60 to 80 feet in height and can spread as wide as 120 feet, and the leaves they drop are notorious for clogging gutters. Needle drop is heaviest between September and November. Trees release pollen from January through June, with the heaviest load arriving in March and April.

A workable rhythm under oaks and pines is late April to May, before the June to September storms, and again after the autumn needle peak in late November or December. NRCA also advises checking the roof in fall and spring and clearing gutters filled with dead leaves.

Where the water goes depends on the lot. Reading the Kissimmee rainfall total as an inference, a roof there sheds thousands of gallons a year, so extend downspouts past the 1-foot minimum if your yard slopes toward the slab.

How far must a downspout discharge from my house in Osceola County?

At least 1 foot from the sidewall. Under Florida Building Code Residential R318.5, water can be routed by underground pipe, a tail extension or a splash block. The rule sits in a termite-protection section, so keeping roof water away from the foundation does double duty. In a county where Hurricane Ian flooded 3,200 residential structures, longer runs on low lots are a sensible choice.

Do all houses in Osceola County need gutters?

Not all. Florida code requires gutters with downspouts on buildings whose eaves project less than 6 inches, except at gable end rakes or on a roof above another roof. How often should I clean gutters under oak and pine trees?

Clean them no less than twice yearly, and do it more often when the canopy overhead is dense. Cleaning in late April to May, before the June to September storms, and after the autumn pine needle peak is a common schedule. Kissimmee gets 24.77 inches of rain in June through August, so a clog in early summer causes real trouble.

Do gutter screens remove the need to clean?

No. Consumer Reports found fine-mesh screens outperformed those with larger holes, but even the top screen was only middling in a severe downpour. Maintenance still remained, and screens may need brushing in high-pollen areas. In Osceola County, pollen season runs January to June, so expect to check them in spring.
