Roofing in Virginia Gardens, Florida

Virginia Gardens began in 1947, when owners of large lots suitable for horses incorporated after Miami Springs banned horses. That history still shapes the village. Most of the 895 housing units here are older, and the median home was built in 1960. Many roofs on these homes are likely past the age where insurers start asking questions. The sections below explain what that means for you.

Housing age

How the age of a Virginia Gardens home affects its roof

The Census counts 1960 as the median build year here, and 87.3 percent of homes were built before 1980. That suggests many original or early roofs are now well into their service life. Roofs this old are likely to need a closer look during any insurance review.

For roofs over 25 years old that use a soft covering like shingle, Citizens Property Insurance wants proof of at least five years of remaining useful life. Hard roofs made of tile, slate, clay, concrete or metal are held to a 50-year threshold instead. Ask your insurer or agent which category your roof falls into before you call anyone.

Only 4.2 percent of homes here date from 2010 or later. If you own one of the few newer houses, your roof is likely to fall well inside the insurer's age window.

Permits and rules

Who issues roof permits in Virginia Gardens

Permits for work in the village are handled by the Village of Virginia Gardens Building Permits and Zoning office. Check that office directly before you start, because rules can change.

The Florida Building Code requires a permit to be used within six months of issuance. A job stays in active progress only while it holds an approved inspection dated within the last 180 days. Miss those windows and the permit can lapse, so plan the schedule with the building office.

Within any 12-month window, the 25 percent rule caps the share of a roof that can be repaired or replaced, unless the full covering is redone. A roof built or repaired under the 2007 Florida Building Code or newer needs only its repaired section brought up to current code. Confirm which edition applies to your roof with the building office.

Weather risk

Storms and rain that reach Virginia Gardens

Miami-Dade sits inside the High Velocity Hurricane Zone, where the stricter hurricane rules South Florida adopted after Andrew apply. Back in 2017, Hurricane Irma badly damaged roughly 1,000 homes across Miami-Dade county.

Rain matters as much as wind. Rainfall at Miami International Airport totals 67.41 inches on average each year, with 76.6 percent arriving between May and October. June is the wettest month. Hurricane season stretches from June 1 through November 30, and its statistical high point lands on September 10.

NOAA's Atlas 14 estimates for this area put a 10-year, 1-hour rain at 3.39 inches per hour, and a 24-hour rain in a 10-year storm at 8.53 inches. Check gutters and drains before the rainy season, and ask whether your roof drainage can handle those amounts.

Questions

Virginia Gardens roofing questions

What is the 15 year roof rule in Florida?

Under Florida Statute 627.7011(5), an insurer may not refuse to issue or renew a homeowner's policy solely because a roof is less than 15 years old. If your roof is 15 years old or more, you may ask the insurer to permit an authorized inspector to examine it, and you would cover that inspection cost yourself. An insurer cannot deny coverage or decline to renew based only on the roof's age when that inspection finds at least 5 years of useful life remaining. In Virginia Gardens, where the median home was built in 1960, many homes are old enough that the roof age question is worth settling with an inspection.

What is the new law in Florida about roofs?

The most direct rule for your roof is the 25 percent rule in the Florida Building Code. It limits repairs to 25 percent of the roof in any 12-month period unless the whole covering is replaced. In Virginia Gardens, where 87.3 percent of homes were built before 1980, that rule matters for older roofs. The 2023 Florida Building Code took effect December 31, 2023, and the 2026 edition takes effect December 31, 2026.
