Roofing in Sunset, Florida

The median home in Sunset was built in 1970, which is ten years older than the Miami-Dade County median of 1980. Most roofs on these homes are likely past their first generation of materials, so age is the first thing to check. Sunset sits inside Miami-Dade County, where the building office issues roof permits and the county's strictest hurricane rules apply.

Roof age in Sunset

How old are roofs in Sunset, and what does that mean?

About 73.5 percent of Sunset's housing units were built before 1980. That suggests many original roofs are now well past 25 years, which is the age where Citizens Property Insurance asks for documentation of remaining life on a soft roof such as shingle.

For a hard roof such as tile or metal, Citizens uses a 50-year line instead. Most homes in Sunset were built well before that threshold, so a roof on an older house here may need records from a contractor or inspector before an insurer will accept it.

Homes built in 2010 or afterward make up just 1 percent of the local housing stock. If your roof is original to the house, plan on an inspection before any insurance renewal, not after a claim.

The 25 percent rule

Partial roof repairs and the 25 percent rule in Miami-Dade

The building code limits how much of an existing roof can be repaired or replaced in any 12-month period without bringing the whole roof system up to current code. The cap is set at 25 percent of total roof area. Miami-Dade is in the High Velocity Hurricane Zone, so the county applies the strictest version of this rule.

If your roof was built or repaired under the 2007 Florida Building Code or a later edition, only the repaired section must meet current code. Confirm your roof's permit history with the Miami-Dade building office before you plan a partial job.

  • 81.8% of housing units are single-family detached homes.

Storms and rain

Storms and heavy rain in Sunset and Miami-Dade

Hurricane season here runs June 1 to November 30, and the statistical peak is September 10. Hurricane Irma in 2017 caused major damage to about 1,000 homes across Miami-Dade County, so roof condition before a storm matters.

Rain is heavy here. Each year Miami International Airport records an average of 67.41 inches of rain, and roughly 76.6 percent of it arrives between May and October. That leaves about 15.8 inches in the other six months.

NOAA estimates a 24-hour rainfall of 8.52 inches in a 10-year storm at this town. Check flashing, valleys and gutters before the rainy season starts each June.

Housing type

Single-family homes and what it means for your roof

About 81.8 percent of Sunset's housing units are single-family detached homes, compared with 38.8 percent across Miami-Dade County. Most roofing work here is on single houses, not on large multi-unit buildings.

Mobile homes make up 0.6 percent of housing units here, so they are a small share. Owner-occupied homes account for 77.0 percent of occupied homes, which means most roof decisions are made by the people who live under them.

Questions

Sunset roofing questions

What is the 25 percent roof rule in Florida?

The rule limits how much of an existing roof can be repaired or replaced in any 12-month period without bringing the whole roof system up to current code. The cap is set at 25 percent of total roof area. In Miami-Dade, which is in the High Velocity Hurricane Zone, the county applies the strict version. A roof built or repaired under the 2007 Florida Building Code or any later edition needs only the repaired section brought up to current code. Confirm your permit history with Miami-Dade Regulatory and Economic Resources before planning a partial job.

What is the new law in Florida about roofs?

December 31, 2026 is the date the Ninth Edition of the Florida Building Code takes effect. Any permit application or plan filed on that date or later has to meet the new edition. Earlier, the 2023 Eighth Edition took effect December 31, 2023. Sunset roofs are mostly 1970 era, so a permit filed after the new edition takes effect will follow the new code. Ask the county building office how the change applies to your project.
