Why older North Miami homes need a roof check

The median North Miami home was built in 1967, compared with 1980 for Miami-Dade County. That suggests many roofs here have been replaced at least once, and some have been replaced more than once. Age alone does not tell you the roof's condition, so someone has to go up and look.

Florida law puts a line at 15 years. An insurer may not refuse or non-renew a homeowner policy solely because a roof is under 15 years old. Once a roof reaches 15 years, you have the right to have an authorized inspector check it at your own expense.

If that inspection shows 5 or more years of useful life left, the insurer may not refuse or non-renew only because of the roof's age. Confirm the details of your own policy with your insurer or agent.

On the roof portion of the 4-point form, the inspector notes the covering material, the roof's age, how much useful life is left, the date of the most recent roofing permit, and whether that replacement covered the whole roof or only part. For properties more than 20 years old, Citizens requests this form. With only 43.5 percent of occupied homes here owner-occupied, buyers and landlords may see it often.

Citizens also wants documentation of at least five years of remaining life for shingle roofs older than 25 years and hard roofs such as tile or metal older than 50 years. A written inspection from a contractor, building code inspector or home inspector with photos of each slope can supply that record.

A separate wind mitigation form, OIR-B1-1802, covers the attic items you cannot see from the ground. It is valid up to five years if nothing about the structure changes. Miami-Dade sits in the High Velocity Hurricane Zone, which that form treats as its own category.

What an inspection looks at and when to order one

  • Look for cracked or curled shingles, granules wearing off, and asphalt or felt showing through.
  • Missing, loose or cracked tabs or tiles
  • Soft spots in the decking
  • You may spot leaks in the attic or as marks on the ceilings inside your home.

Order one before you buy or sell, when your insurer sends a letter about roof age, or after a storm. Hurricane Irma in 2017 brought a 74-kt gust at Opa-locka Airport, so a check after a major wind event is reasonable.

Be careful with door-to-door offers. Florida law bars contractors from advertising to urge a roof claim, from offering anything of value for an inspection, and from advising on what your policy covers. Questions about coverage go to your insurer. Permit questions go to the City of North Miami Building Department.

How do I know if my North Miami roof is past 15 years old?

Check the date of the last roofing permit, which the 4-point form also asks for, or ask the City of North Miami Building Department for the permit history. With 79.4 percent of local homes built before 1980, many roofs have been replaced since, but the date varies house to house. What if my insurer says my roof is too old?

For a roof 15 years or older, Florida law lets you have an authorized inspector check it at your expense before you are required to replace it. An insurer may not turn you down or decline to renew only because of the roof's age when your report shows 5 or more years of useful life remaining. Read the letter closely and talk to your insurer or agent about their process.

Does a wind mitigation inspection differ from a roof condition inspection?

Yes. A condition inspection looks at the covering, damage and leaks. The wind mitigation form, OIR-B1-1802, records roof deck attachment, roof-to-wall connections, roof shape and any sealed roof deck, and is valid up to five years if nothing changes. Miami-Dade County falls in the High Velocity Hurricane Zone category on that form.
