Florida's 15-year roof rule and the 4-point roof section

Florida Statute 627.7011(5) bars an insurer from dropping or declining a homeowner solely because the roof is under 15 years old. Past 15 years, the homeowner may hire an authorized inspector, paying for the visit personally, and the insurer must allow that route before demanding a new roof. A report showing 5 or more years of useful life blocks refusal or non-renewal over age alone.

The roof portion of a 4-point form lists the covering, the roof's age, remaining life, last permit date, full or partial replacement, overall condition and damage found. Citizens asks for that inspection once a property passes 20 years, and with 64.6 percent of Opa-locka units built before 1980, many local homes sit past that line.

Citizens also wants documentation of at least five years of remaining life for shingle roofs older than 25 years, or hard roofs such as tile and metal older than 50 years. Ask your insurer or agent which forms apply to your policy.
