How much rain your Kendall gutters must handle

Kendall's rainfall design numbers come from NOAA Atlas 14. A 1-hour rain in a 10-year storm falls at 3.37 inches an hour, and a 100-year storm over 24 hours drops 14.6 inches. Those figures are the reason a gutter sized for light rain will spill over the edge in summer.

Florida's plumbing code sizes horizontal gutters by roof flow, not by house size. A 6-inch half-round gutter at 1/8 inch per foot slope is rated for 110 gallons per minute. A 5-inch one is rated for 74. The step up in size is worth the cost on long roof runs.

The same code sets downspout capacity separately. A 3 by 4 1/4 inch leader carries 192 gallons per minute, and a 2 by 2 inch leader only 30. A small downspout can hold back a gutter that is otherwise large enough.

Florida's residential code requires downspouts to discharge at least 1 foot from the wall. You can use underground piping, a tail extension or a splash block, but the water must land clear of the foundation. On a Kendall lot with slab or raised foundations, this is the rule that keeps water out of the wall base.

  • Gutters with downspouts are required when eaves project less than 6 inches, except at gable rakes or where a roof sits above another roof.
  • Downspouts must end at least 1 foot from the sidewall.
  • Gutters and leaders must be corrosion resistant and fastened with compatible hardware.

Do Kendall homes need gutters and downspouts?

Florida's residential code requires gutters with downspouts on buildings whose eaves project less than 6 inches, except at gable end rakes or where a roof sits above another roof. Kendall's median home was built in 1978, so many older houses here have eaves and gutter layouts that predate the current rule. Eaves that project further may not require them under that rule. Where should downspout water go on a Kendall lot?

The code requires the water to land at least 1 foot from the sidewall. You can route it through underground pipe, a tail extension or a splash block. Keep the discharge clear of the foundation so water does not soak the wall base. Kendall has 32,492 housing units, so many of its lots sit close together, and a splash block that pushes water toward a neighbor's line can create a complaint.
