Gutters in Glenvar Heights, FL

A 5-minute downpour in a 10-year storm falls at 11 inches an hour in Glenvar Heights, according to NOAA Atlas 14. That burst is what gutters here have to handle, not the average rain you see on a normal afternoon.

Rain and sizing

How much rain your Glenvar Heights gutters must carry

The same NOAA series puts a 1-hour rain in a 10-year storm at 3.37 inches an hour, and a 24-hour storm of that frequency at 8.48 inches. A gutter that only fits a light, steady rain will overflow during a short, hard burst. Plan around the burst, then check the total.

The Florida plumbing code sizes horizontal gutters from the roof surface they drain. Its table lists a 6-inch half-round gutter at 1/8 inch per foot at 110 gallons a minute, while a 5-inch one carries 74. By our arithmetic, the 6-inch size carries about 49 percent more water at the same slope.

Downspouts are sized separately. Table 1106.3 lists a 2 by 2 inch leader at 30 gallons a minute, and a 3 by 4 1/4 inch or 4 inch round leader at 192. If a wall sheds rain onto the roof, the code says to add half that wall's area to the roof area before you size anything.

Code and discharge

Where the downspouts must send the water

Florida code requires gutters with downspouts on most buildings whose eaves project less than 6 inches. Downspouts must discharge at least 1 foot from the sidewall, whether through underground piping, tail extensions or splash blocks.

Gutters must be made of metal or an approved plastic for outdoor exposure, with lapped, soldered or caulked joints. They must be fastened with corrosion resistant hardware that matches the gutter. On a storm-exposed building, the same source notes that aluminum resists salt air corrosion and that closer hanger spacing adds uplift resistance.

Trees and debris

Leaves, pine needles and cleaning on your lot

Southern live oaks drop leaves and fruit that become a litter problem. Pollen from oaks and pines peaks in March and April, and the autumn needle fall from pines runs September through November. Those are the months when gutters on a shaded lot fill fastest.

  • After the spring oak leaf drop and pollen, late April to May.
  • Before the June to September storm season.
  • After the autumn pine-needle peak, late November to December.
  • More often if a heavy canopy hangs over the roof.

Consumer Reports found that fine-mesh screens outperformed screens with larger holes, but even the top screen struggled with a severe downpour. Screens still need brushing in high-pollen areas, so plan on a ladder or a professional.

Rain on your roof

Preset: 8.48 inches, the 10-year 24-hour rain (NOAA Atlas 14 at Glenvar Heights).

10,566 gallons run off that roof, all of it toward the gutters and downspouts.

Math: square feet × inches × 0.623 gallons.

Questions

Gutters in Glenvar Heights: questions

How much rain should Glenvar Heights gutters handle?

Plan for the short burst, not the daily total. NOAA Atlas 14 puts a 5-minute rain in a 10-year storm at 11 inches an hour here, and a 1-hour rain of that frequency at 3.37 inches an hour. A 24-hour storm of the same frequency drops 8.48 inches. Size the gutter to the roof area it drains and the slope it sits on, using the plumbing code table. Then confirm the final size with your permit office.

Where do my downspouts have to send the water?

Florida code requires downspouts to discharge at least 1 foot from the structure sidewall. You can use underground piping, tail extensions or splash blocks to meet that distance. In Glenvar Heights, where 58.4 percent of homes sit in buildings with 10 or more units, shared roofs and sidewalls make the discharge point a common question. Check the discharge point after heavy rain, and send Miami-Dade permit questions to the county building office.

How often should I clean gutters under trees in Glenvar Heights?

Clean them at least twice a year, in spring and fall, and more often under heavy canopy. Oaks drop leaves and fruit through spring, and pines drop needles most heavily from September through November. Miami-Dade's storm season runs June 1 to November 30, so clear the gutters before June and again after the autumn needle peak. Clogged gutters can lead to water damage, mold and foundation problems.

Does a roof inspection check the gutters too?

A roof inspection typically looks for loose seams, deteriorated flashings and shingle granules piling up in the gutters or downspouts. In Glenvar Heights, where the median home was built in 1977, granules in the gutters can be an early sign of an aging roof. Gutter work itself falls under a specialty contractor scope in Florida. Ask any contractor to confirm their license for gutter work before you agree to anything.
