What Florida insurers ask about your roof
Under Florida Statute 627.7011(5), an insurer may not refuse to issue or renew a homeowner's policy solely because a roof is under 15 years old. At 15 years or more, you may order an authorized inspector at your own expense. If it shows 5 or more years of useful life left, age alone cannot be the reason for refusal.
Citizens Property Insurance sets a higher line. It wants documentation of at least five years of remaining life for shingle roofs older than 25 years, or hard roofs such as tile or metal older than 50 years.
Citizens also requires a 4-point inspection for properties over 20 years old. Its roof section records the covering, roof age, remaining life, last permit date, any replacement percentage and overall condition. Ask your insurer or agent which form applies to your policy.

- Bare asphalt or felt showing through, and tabs or tiles that are missing, loose or cracked
- Soft spots in the decking
- Leaks in the attic, on the underside of the decking and on interior ceilings
Doral sits in Miami-Dade, one of the two High Velocity Hurricane Zone counties. A wind mitigation inspection also records deck attachment, roof-to-wall connections and sealed roof deck, items you cannot see from the ground. The form is valid up to five years if nothing material changes.

Does my Doral roof need an inspection if the house was built after 2006?

Who can inspect my roof for an insurer in Florida?
The insurer has to accept the inspector, and the list includes a licensed home inspector, a certified building code inspector, a licensed general, building or residential contractor, a roofing contractor, a professional engineer, or an architect. Anyone else your insurer recognizes as qualified can also sign. Will a roofer tell me what my policy covers?
No. Florida Statute 489.147 bars roofing contractors from advising on coverage unless they are licensed public adjusters. They also may not offer anything of value for a roof inspection or a claim. Contracts must carry a bold notice telling you to check coverage with your insurer before signing. How long do I have to report storm damage to my roof in Miami-Dade?
A new or reopened property claim is barred unless notice reaches the insurer within 1 year after the date of loss. A supplemental claim has 18 months. Miami-Dade has seen storms such as Hurricane Irma in 2017, which caused major damage to about 1,000 homes. After any storm, document the roof and contact your insurer promptly.
