New construction roofing in Country Walk, FL
Only 7.7 percent of homes in Country Walk were built in 2010 or later, according to Census survey estimates. That means most roofs here are older, but the homes now going up face the newest rules. Builders here work under Miami-Dade permit law, product approval and inspection steps that differ from much of Florida.

Our workCode and timing
Find out which code edition governs a new roof in Country Walk
Your home in Country Walk falls under Miami-Dade County, which is one of only two counties within the High-Velocity Hurricane Zone. Permits filed here follow the Florida Building Code edition in force on the filing date. The Ninth Edition takes effect December 31, 2026, and applications submitted on or after that date must comply with it.
Miami-Dade's Building and Permits office, run by Regulatory and Economic Resources, issues the roof permit for this unincorporated area. Confirm the current edition with the county before you file, because the timing decides which rules your roof must meet.
Permit details
Here is how deck, underlayment and product approval work for a new roof in this area
Specified ring shank nails are required to fasten the roof sheathing. The code also gives three dry-in options for shingle and metal roofs, so a builder must pick one and show it on the plans. In this county the permit application carries the product approval or Notice of Acceptance numbers for the roofing system.
- Verify product approval numbers through the Miami-Dade Product Control Section.
- Check that drip edge is fastened to the schedule the code sets for this wind zone.
- Keep a copy of the Notice of Acceptance at the job site when the building official asks.
Inspection order
Plan the roof so it lines up with the build and the inspection schedule
The code lists inspections in order: framing, sheathing, then roof covering. Roof sheathing and fasteners must pass before the roof covering inspection. Schedule the roof crew to finish dry-in before the wall covering and soffit work begins.
Questions
New construction roofing in Country Walk: questions
What is the 25% roof rule in Florida?
The rule limits repair or replacement of more than 25 percent of a roof in any 12-month period unless the entire roof is replaced. An existing roof built to the 2007 code may qualify for an exception. Confirm how it applies to your roof with the Miami-Dade building office before you start.

What is the new law in Florida about roofs?
Since July 1, 2025, Florida law requires a builder to warrant a newly built home for one year against code defects in materials or workmanship. The warranty excludes normal wear and tear and natural disasters. Ask your builder for the written terms.

Who may install a new tile or metal roof in Country Walk?
State law requires a general contractor to subcontract roofing work to a certified or registered roofing contractor. Only the builder may put asphalt shingles on a new building that the builder itself is constructing. Tile, metal and membrane roofs go to a certified or registered roofer. Much of Country Walk's housing dates from around 1997, so many older homes will need roof work from a licensed roofer when the time comes. Check a contractor's roofing license on the state license lookup before you hire anyone.
