The significance of the 15-year mark for Country Walk homeowners

What a roof inspection checks

An inspector works from the forms insurers use. On the 4-point form, the roof section lists the covering material, the roof's age, its remaining useful life, the date of the most recent roofing permit, and whether the replacement was full or partial.

  • Cracking, curling or cupping of the covering
  • Bare asphalt or felt showing through, plus heavy loss of granules
  • Missing, loose or cracked tabs or tiles
  • Soft spots in the decking
  • Leaks you can see in the attic or on ceilings

A wind mitigation inspection is separate. Miami-Dade County sits in the High Velocity Hurricane Zone, and the current form, OIR-B1-1802, asks about roof deck attachment, roof-to-wall connections and the sealed roof deck. Up to five years of validity applies, provided nothing material changes in the meantime.

Timing

When to order a roof inspection

Order one before buying or selling, when an insurer letter questions roof age, or after a storm. For properties older than 20 years, Citizens requires a 4-point inspection. Country Walk homes from the late 1990s are reaching that mark.

After a storm, deadlines run. A new claim has to reach your insurer within 1 year of the loss, and a supplemental claim gets 18 months. Country Walk was among the areas worst hit by Hurricane Andrew in 1992, so local owners know what wind does to roofs.

How long is a wind mitigation inspection good for?

Form OIR-B1-1802 is valid for up to five years, provided no material changes are made to the structure and no inaccuracies are found on the form. Miami-Dade County is in the High Velocity Hurricane Zone, so the roof deck, roof-to-wall and sealed deck items matter on a Country Walk home. Your insurer can tell you how it applies the form.
