Ocean Breeze is a town on the Indian River, and it is one of only two towns in Florida where residents live in a mobile home or RV park that bears the town's name. The 2020 census counted 301 people. Most of the roofs you will look at here are on homes that are newer than the county average, but mobile homes make up a much bigger share of the housing than they do across Martin County. That mix changes what a roof job involves.

Each 12-month window allows only a limited share of the roof area to be redone before the entire covering must be replaced. With 22.5 percent of Ocean Breeze units being mobile homes, many local roofs will hit that threshold, so confirm the plan with the building office before work begins.

A permit does not last indefinitely. Under the Florida Building Code, a permit becomes invalid if work does not start within 6 months of issue, or if work stops for 6 months. Work counts as active when an inspection has been approved within the past 180 days. Plan your schedule so the job does not lapse midway.

Martin County is not in the High Velocity Hurricane Zone, which covers only Miami-Dade and Broward counties. The county has taken storm surge: Hurricane Irma in 2017 pushed 1 to 3 feet of water above ground along coastal Martin County. What is the 15 year roof rule in Florida?

Florida Statute 627.7011(5) is where the 15 year roof rule originates. Under this rule, a homeowner's policy cannot be declined or left unrenewed just because the roof is under 15 years old. If your roof is 15 years or older, the insurer has to allow an authorized inspector to examine it, and you pay for that inspection. Coverage cannot be refused or dropped based on roof age alone when the inspection finds at least 5 years of useful life remaining.
