New construction roofing in Hobe Sound, FL
Only 3.7 percent of homes in Hobe Sound were built in 2010 or later, according to the Census Bureau's 2024 five-year estimates. That means most of the roofs here are older, and new roofs are a smaller share of the work. If you are building a new home or a new roof here, the rules you face depend on your permit date, your roof deck and your product approval. The points below apply to Hobe Sound.

Our workCode and permit timing
Which code edition applies to a Hobe Sound roof
Hobe Sound permits filed now fall under the 2023 Eighth Edition of the state building code. Any application filed on or after December 31, 2026 must follow the Ninth Edition instead. A roof planned for early 2027 in Hobe Sound therefore answers to different rules than one filed this year.
Hobe Sound lies in Martin County, outside the stricter hurricane zone that covers only Miami-Dade and Broward. Local roofs follow the standard wind tables. The Martin County Building Department issues the permit for work in this unincorporated area.
What the inspector checks
Deck, underlayment and fasteners on a new Hobe Sound roof
A new shingle or metal roof here needs one of three dry-in methods before the roof covering goes on. The simplest is a full self-adhering polymer-modified bitumen underlayment over the deck. The other two use tape over every joint or two layers of felt, each with set fastener spacing.
- Roof sheathing nails must meet the ring shank standard for the sheathing thickness.
- Drip edge goes at the eaves and gables, fastened closer together where wind speeds are higher.
- Barrel tile is set only over solid sheathing, with the manufacturer's steps followed.
Your roof is checked at several steps. The sheathing and dry-in inspection comes before the roof covering, and the roofing inspection covers the dry-in, insulation, the roof covering and the flashing. Schedule the roof work so the framing and sheathing are signed off first.
Approvals and contractors
Approved roofing products and who may install them in Hobe Sound
Every roofing product used on a Hobe Sound permit needs a state approval number. Look that number up in the Florida Building Commission search by FL number before you accept a product. A product may not be marketed as wind or impact protection unless it has that approval.
In Hobe Sound a builder may put asphalt shingles on its own new house without a subcontractor. Work on tile, metal or membrane roofs goes to a roofing firm holding the state certificate or registration. A contractor that is not certified for roofing cannot advertise itself as a roofer.

What gutter rules apply to a new home in Hobe Sound?
Martin County homes built since 2010 represent only 3.7 percent of local housing, so most Hobe Sound gutter work is on older homes. For new construction, gutters with downspouts are required on buildings with eaves under 6 inches of horizontal projection, except at gable end rakes or on a roof above another roof. Keep downspout outlets at least a foot out from the sidewall so water drains clear of the structure. Check the Ninth Edition text for permits filed on or after December 31, 2026.
