Inspection sequence

What a new Lutz roof must pass before it is covered

Hillsborough County runs the roof through a fixed order of inspections. The framing inspection happens after the roof, all framing, fireblocking and bracing is in place. The sheathing inspection follows, once all roof and wall sheathing and fasteners are complete. Only then comes the roofing inspection for the dry-in, insulation, roof coverings and flashing.

Roof sheathing has to be fastened with ring shank nails of a set type, and the sheet thickness decides which nail is allowed. Ask your framer to show the nail type on the job before the sheathing inspection is called.

For a shingle or metal roof, the dry-in must follow one of three approved methods. One is a self-adhering polymer-modified bitumen underlayment over the whole deck. The second uses a taped strip over each deck joint in Lutz framing, then an approved underlayment over the roof. The third is two layers of approved felt underlayment, fastened at set spacing. Pick the method before framing ends, not after the sheathing is nailed.
