Which edition of the code your new roof must satisfy

At present, the 2023 Florida Building Code, Eighth Edition, governs. From December 31, 2026 onward, any permit application filed on that date or later has to comply with the Ninth Edition. A roof permitted in early 2027 will be reviewed against the newer rules, so check the date before you file.

Because Broward is part of the High-Velocity Hurricane Zone, a new roof here faces stricter wind rules than most of Florida. Those rules cover the deck, the underlayment and the drip edge. Ask the building office which edition applies to your specific permit.

If work hasn't begun within 6 months of issuance, the permit lapses. Work also stops counting as active if no approved inspection occurs within 180 days. Schedule the roof soon after the framing approval to avoid a lapse.
