New construction roofing in Miramar, FL

Only 9.1 percent of Miramar homes were built in 2010 or later, according to the Census Bureau's 2024 five-year estimates. Most of the city's housing is older, so a new roof on a new home is the smaller share of work here. If you are building new, the permit, the decking and the inspection order decide how smoothly your roof goes on.

Code and timing

Which code edition your Miramar permit will face

Miramar permits filed now fall under the Eighth Edition, which entered force at the end of 2023. Filings made on or after the end of 2026 move to the Ninth Edition. Timing your submittal against that date can change which rules govern your roof.

Broward County is one of two counties in the High Velocity Hurricane Zone. That zone carries stricter roofing provisions than the rest of Florida. Miramar sits inside Broward, so a new roof here is reviewed under those stronger rules. Ask the City of Miramar building office which edition they will apply to your submittal.

Build sequence

Decking, underlayment and the inspection order

Roof sheathing must be fastened with specific ring shank nails, and the code names the nail type. Shingle, metal and similar roofs need one of three dry-in methods before the covering goes on. Each method has its own underlayment and fastener spacing, so confirm which one your plans show.

  • Foundation inspection first, then framing after the roof, framing and bracing are in place.
  • Sheathing inspection, either with the dry-in or separately once roof and wall sheathing and fasteners are complete.
  • Roofing inspection covering dry-in, insulation, roof covering and flashing.
  • Final inspection last.

Coordinate the roof crew with the framing and sheathing inspections. Schedule the roofing inspection only after the dry-in is in place, because the inspector looks at the layers beneath the covering.

Permits and products

Product approval, the permit card and who installs

Miramar roofing work falls in a mandatory statewide product approval class. In Broward's High Velocity Hurricane Zone, the roofing permit application carries the product approval or Notice of Acceptance numbers. You can check a product's approval number on the Florida Building Commission search.

Who may do the roof depends on the material. Asphalt shingles on a builder's own new Miramar house may be installed by that builder. Tile, metal and membrane work in this county must go to a certified or registered roofing contractor. Ask who will do the roof before work starts, and get the answer in writing.

Questions

New construction roofing in Miramar: questions

What is the 25% roof rule in Florida?

The rule limits repairs or replacement on an existing roof to 25 percent of the roof area in any 12-month period, unless the entire roof system is replaced or recovered. An exception applies if the existing roof was built or repaired to the 2007 Florida Building Code or later, and only the repaired part must meet current code. Local governments cannot amend that exception. For a new home this mostly matters later, if you add or repair roofing after you move in. Confirm the exact requirement with the City of Miramar building office.

Does a new roof in Miramar need a permit?

Yes. Roofing work in Miramar goes through the City of Miramar's building office, which is listed on the city's Building, Planning and Zoning page. Broward County's Building Code Division regulates cities that contract with it, so confirm which office has jurisdiction for your address before you file. Your permit application will list product approval numbers and the owner's notification. Ask the office which code edition applies to your submittal.

How long does a roof permit stay valid?

Miramar follows the state's permit clock. Work must start within 6 months of issuance, and a stall of 6 months voids the permit. Work counts as active if an inspection passes within 180 days. Filings not pursued in good faith are abandoned 180 days after submission. Miramar's growth is real, with a 2020 count of 134,721 people, so building offices stay busy and a missed window can cost you a place in line.

Are gutters required on a new Miramar home?

Gutters with downspouts are required where eaves project less than 6 inches, except at gable end rakes or on a roof above another roof. In Miramar, where 9.1 percent of homes date to 2010 or later, most gutter work will be on older houses. New builds must meet the current code for gutter placement.
