How hard rain here sizes your gutters

Plumbing code sizes gutters from the flow off the roof, not from the yearly total. Miramar's total is set by the wet season, but the number that matters is how fast water arrives. For a 10-year storm the 5-minute rate is 10.7 inches an hour, and the 1-hour rate is 3.35 inches an hour. Those two figures set how much water hits the gutter at once.

The same code gives capacities for common sizes. A 5-inch half-round gutter at 1/8 inch per foot slope carries 74 gallons per minute. A 6-inch one carries 110, about 49 percent more, by our arithmetic. A 2 by 3 inch downspout handles 30 gallons per minute, while a 3 by 4 1/4 or 4-inch round leader handles 192.

Roof pitch adds area. The conversion factor for a 6 to 8 in 12 pitch is 1.10, so the design area grows past the flat plan area. Ask your roofer which storm basis their sizing uses, because it changes the answer a lot.

Discharge and lot drainage

Where the downspout water has to go

The Florida Building Code requires downspouts to discharge at least one foot from the building wall, by underground pipe, tail extension or splash block. On a Miramar lot that water should not run toward a neighbor's wall or pool across a walkway.

  • Check that every downspout ends at least one foot from the wall.
  • Look for water pooling at the base after a heavy rain.
  • Confirm gutters are fastened with corrosion-resistant hardware, as the code requires.

Warranties on roofs often depend on positive drainage. Water that sits at the eave can damage fascia and the roof edge over time. In Broward County, where the 1991 to 2020 normal is 60.95 inches of rain a year at the airport, standing water at the eave is a constant exposure.

Southern live oaks can grow 60 to 80 feet tall, and their leaves are a litter problem, according to UF/IFAS. Oak and pine pollen runs from January to June here, peaking in March and April. Needles from pines on a Miramar lot tend to build up in the same autumn window, so the gutters need a look before the rains taper off.

A practical rhythm is to clean after the spring oak drop, before the June to September storm months, and after the autumn needle peak. Trees overhanging the roof mean more frequent cleaning. Fine-mesh guards help but still need brushing in high-pollen areas.

Gutters and downspouts should be sized against burst rates like these, not the yearly total. Ask your roofer which design basis they use and whether they checked the downspout capacity against the roof area, using the code tables.

How far from the wall should my Miramar downspout discharge?

The Florida Building Code requires downspouts to discharge at least one foot from the structure sidewall, through underground piping, a tail extension or a splash block. The same rule appears in the residential and building sections of the code. If water is pooling at the foundation or running onto a neighbor's lot, the discharge is likely too close. Are gutters required on a Miramar home?

Florida's residential code requires gutters with downspouts on buildings whose eaves project less than six inches, except at gable end rakes or where a roof sits above another roof.
