Roof repair in Archer, FL
Golf-ball-size hail fell along Highway 41 near the Alachua-Levy county line on April 26, 2023, with Archer as the NOAA reference point. Hail is one of three storm types reported here. Check shingles, vents and flashing after any of them, and know the 25% rule before you pick repair or replacement.

Local storm record
Storms that damage Archer roofs
NOAA lists 14 storm reports referenced to Archer for 2016 through 2025: 10 thunderstorm wind, 2 flood and 2 hail, with a largest hail of 1.75 inches. These are reference points used by the weather service, not always inside city limits. Wind is the most frequent cause of roof trouble here.
Alachua County also took gusts of 59 mph from Hurricane Ian in 2022 and 40 to 54 mph from Hurricane Debby in 2024. Hurricane season runs June 1 to November 30, so a roof that is marginal now gets tested again most years.
Your roof is more likely to be old than new. Some 61% of Archer housing units were built before 1980, against 34% countywide. That suggests many roofs here have been patched or replaced more than once, which matters for the 25% rule below.
Failure points
Where roofs fail first after wind and hail
Leaks follow the places the code requires flashing: where a roof meets a wall, where slope or direction changes, and at every opening such as vent pipes and chimneys. Look there first when a ceiling stain appears after a thunderstorm.
Ridge vents deserve a look too. FEMA notes that losing a ridge vent opens a large hole in the deck, and in one example house ceilings collapsed though the only roof damage was lost ridge shingles and vent.
Hail leaves different marks: cracked or missing tabs, granule loss and exposed asphalt. With hail up to 1.75 inches reported near Archer, check for soft spots in the decking and for leaks showing in the attic.
Repair or replace
How the 25% rule in Archer decides between repair and replacement
Florida's code caps repair, replacement or recovering at 25 percent of a roof or roof section in any 12-month period. Once damage goes beyond that threshold, you must redo the whole roof or the affected section. The legal dividing line between a repair and a replacement sits right there.
There is an exception. Where the roof was built, repaired or replaced to the 2007 Florida Building Code or later, current code applies only to the part being repaired. A local government cannot amend that exception. Roof age, not house age, decides whether it applies.
For insurance, a roof 15 years or older can be inspected by an authorized inspector at your expense. If it shows 5 or more years of life left, the insurer may not refuse or non-renew solely for age. To learn how that applies to your own situation, ask your insurer or agent.
After the storm
What to do safely after a storm
- Stay off the roof and look from the ground for lifted shingles and missing ridge pieces.
- Check the attic for wet insulation or daylight at vents.
- Photograph damage and any water stains before moving anything.
- Tarp only from a ladder you can use safely, or wait for a roofer.
A new or reopened property claim must reach your insurer within 1 year of the loss date. Your insurer or agent can answer coverage questions.
Questions
Roof repair in Archer: questions
What is the 25% roof rule in Florida?
Not more than 25 percent of a roof or roof section may be repaired, replaced or recovered in any 12-month period unless the whole roof or section is redone. This exception covers a roof only when it was built, repaired or replaced to meet the 2007 Florida Building Code or a later edition, and that 2007 code took effect March 1, 2009. With 61% of Archer homes built before 1980, many roofs here may not qualify for it. Confirm with the building office.

Does a small roof repair in Archer need a permit?
Ordinary minor repairs can proceed under the code once the building official approves them, and no permit is required. Whether your repair counts as minor is that official's call. Many Archer homes are older, with a median build year of 1972, so decking and flashing issues can turn up once shingles come off and a small repair may grow past what you planned. Archer's permit rules were not confirmed, so ask the building office before work starts, especially if you are near the 25% limit.

What storm damage should I look for after hail in Archer?
Look for cracked, cupped or missing tabs, granule loss, exposed asphalt and soft decking. Golf-ball hail fell near Archer on April 26, 2023, and 1.75 inches is the largest hail reported here since 2016. Check the attic ceiling for leaks and photograph everything before repairs.

Can my insurer drop me because of roof age?
When your roof is 15 years or older, your insurer must allow an authorized inspector to check it, with you covering the cost. An inspection showing 5 or more years of useful life means the insurer may not refuse coverage or non-renew based solely on the roof's age. With 62.0% of Archer occupied homes owner-occupied, many residents hold their own policies. Ask your insurer or agent.
