New construction roofing in Micanopy, FL

About 11.8 percent of homes in Micanopy were built in 2010 or later, according to the 2024 American Community Survey. That leaves most of the town's roofs older than new. If you are building or buying new here, the roof is the part of the house that gets checked in stages, and the timing of each stage matters.

Code edition and timing

Micanopy permit edition and filing timing

Micanopy's permit files fall under whichever Florida Building Code edition was in force when the plans were filed. The 2023 Eighth Edition governs filings made before the end of 2026. Filings made on or after that date move to the Ninth Edition, so a Micanopy lot filed late in 2026 may need a different roof detail than one filed in January.

Permits also expire if work stalls. In Alachua County, a permit can lapse if work does not begin within 6 months of issuance or sits idle for that long. Ask the Alachua County building office how these clocks apply to your Micanopy job before the roof is scheduled.

Inspection sequence

Covering the decking, underlayment, and required inspections on a new roof

The code lists the roof inspections in order. Framing is checked after the roof, framing, fireblocking and bracing are in place. Sheathing is checked once roof and wall sheathing and their fasteners are complete. Roofing is checked for dry-in, insulation, roof coverings and flashing before the final inspection.

  • Roof sheathing nails are set by a fastener standard, with ring shank nails named in the code.
  • A shingle roof needs one of three dry-in methods over the deck before the roof covering goes on.
  • Shingle drip edge is nailed 12 inches on center, or 4 inches where design wind speed is 110 mph or more or the roof is above 33 feet.

Because Micanopy's newest homes are a small share of the town's housing, a roof on a new lot may be the first one a crew builds on that street. Confirm which inspection the building office wants before the crew starts the dry-in.

Products and who installs

Product approval, installers and the builder terms

In Florida, the state requires roofing products to pass approval before they can be sold or installed. Check the Florida Building Commission product approval search by FL number before you accept a product in a Micanopy permit file. Under the statute, a product may not be marketed as wind or debris protection unless it is approved.

A builder may install asphalt shingles on its own new building in Micanopy. Work on tile, metal, and membrane roofs is assigned to a roofing contractor holding certification or registration. A general contractor may not advertise roofing work unless it holds that certification or registration.

Questions

New construction roofing in Micanopy: questions

Does a new roof in Micanopy need inspections at each stage?

Yes. The Florida Building Code lists roof inspections in order: framing, sheathing, and roofing with dry-in, insulation, roof coverings and flashing before the final. Micanopy's permits follow the same sequence. About 11.8 percent of the town's housing was built 2010 or later, so most roofs here are older. Confirm the stage list with the Alachua County building office before scheduling.

Which building code edition applies to my Micanopy permit?

The edition depends on the date the application or plans are submitted. Florida's Eighth Edition became effective on December 31, 2023, with the Ninth Edition scheduled to follow on December 31, 2026. Any submission on or after that date must comply with the new edition. Ask the building office which edition your file will use.

Can a homeowner in Micanopy install the roof on a new house?

On a building it constructs itself, a builder may put down asphalt or fiberglass shingles. Roofs made of tile, metal, or membrane need a contractor who holds certification or registration. A general contractor may not advertise as a roofing contractor without that certification or registration. In Micanopy, where only 11.8 percent of homes were built since 2010, check the state license lookup before hiring anyone for the roof.

Do gutters and downspouts have to be on a new Micanopy home?

Buildings with eaves extending less than 6 inches must have gutters and downspouts, except along gable end rakes or where one roof rises above another. Each downspout has to empty at least 1 foot away from the wall. Micanopy's older homes are a majority of the housing stock, so check the new build plan for this detail.
