Where Mulberry roofs fail in a tropical storm

Debby also brought an EF0 tornado that touched down in South Mulberry from an outer rainband. A tornado that weak still lifts shingle edges, ridge caps and vent covers. Rain driven behind them does the real damage.

FEMA field teams found that lost ridge vents open large holes in the roof deck. In one example house, ceilings collapsed though the only damage was missing ridge shingles and ridge vent. Check the ridge first.

Leaks also follow flashing: wall-to-roof joints, changes of slope, vent pipes and chimneys. Code calls for metal at each of those joints. With Debby's 40 to 50 mph gusts over Polk County, loose flashing and lifted tabs are the likeliest sources on a Mulberry roof.

FEMA also notes that soffits have a poor record in hurricanes, and when one fails, water often gets into the attic. Look at the soffit and fascia along with the shingles.

Repair vs replace

Under the 25 percent rule, a roof or roof section may take no more than a quarter of its area in repairs, replacement or recovering within 12 months. A larger job means the whole roof or section gets a new covering. That is where Florida separates a repair from a replacement.

One exception matters. A roof that was itself built, repaired or replaced to the 2007 Florida Building Code or later only needs the new work to meet current code. Local governments cannot amend that exception.

Mulberry's median home was built in 1989, so the code edition on any given roof depends on when that roof was last redone. Mobile homes make up 42.2 percent of housing here and follow the HUD code, so confirm the rules for your roof with the building office.

  • Wait for dry shingles and calm wind before anyone goes up.
  • From the yard, look for missing tabs, lost ridge caps and sagging soffit.
  • In the attic, look for stains or drips on the underside of the deck.
  • Take photos of each damaged spot before any temporary cover goes over it.

Not more than 25 percent of a roof or roof section may be repaired or replaced in any 12-month period unless the whole roof or section is replaced. A roof itself built, repaired or replaced to the 2007 Florida Building Code or later gets an exception for the older rule. Does a small roof repair in Mulberry need a permit?
