Housing age
Why roof age matters for Redington Shores homes
The median home here was built in 1976, and 65.3 percent were built before 1980. That suggests many roofs have been replaced at least once, and some are on a second or third covering. The age of the current roof, not the house, is what an insurer and a buyer will ask about.
Florida's 15-year rule is the reason. Once your roof reaches 15 years, the law lets you hire an authorized inspector, at your own expense, before the insurer can require replacement. A finding of 5 or more years of useful life stops the insurer from dropping or declining you over age alone.
Ask your own insurer or agent which inspectors it accepts. The statute lists home inspectors, building code inspectors, contractors, engineers and architects, but the insurer must approve the person.
Inspection scope
What a roof inspection checks and records
For a house built around the 1976 median, the insurer's 4-point form asks for the covering material, the roof's age and remaining life, and the last roofing permit date. It also asks whether any replacement was full or partial, with photos of each slope. Citizens requires this inspection on properties more than 20 years old.
- Cracked, curled or cupped shingles or tiles
- Bare asphalt or exposed felt where the granules have worn away
- Missing, loose or broken tabs or tiles
- Soft spots in the roof decking
- Water stains in the attic and on ceilings below
A wind mitigation inspection uses a different form, OIR-B1-1802. It covers attic items you cannot see from the ground: deck attachment, roof-to-wall connections and the sealed roof deck. One completed form can be used for up to five years, unless the structure changes or the form has errors.
Timing
When to order an inspection in Redington Shores
Good moments to order one are a purchase or sale, a roof-age letter from your insurer, or a storm. With 83.5 percent of occupied homes owner-occupied, these calls mostly fall to the homeowner, not a landlord.
After a storm, repairs need a permit. The town asks for a Hurricane Helene permit application plus a Substantial Improvement packet and worksheet on storm-related permits, and roofing is among the work that needs a permit. Redington Beach's building department is administered from the same Redington Shores office.
If a contractor offers anything of value for an inspection or pushes you toward a claim, that is prohibited under Florida law. Check your coverage with your insurer or agent, not with a roofer.
Questions
Roof inspections in Redington Shores: questions
How many Redington Shores homes are old enough to have an older roof?
About 86.4 percent of homes here were built before 2000, and 65.3 percent before 1980. The median build year is 1976. That does not tell us any one roof's age, but it suggests many roofs have been replaced once or more. Check the permit date and covering on your own roof, since that is what an insurer's form asks about.

What is the 15-year roof rule in Florida?
Fla. Stat. 627.7011(5) bars an insurer from using the age of a roof under 15 years old as the only grounds for declining to issue or renew your homeowner's policy. Once the roof reaches 15 years or more, you may pay to have an authorized inspector evaluate it. A finding of 5 or more years of useful life means age alone cannot justify refusal or non-renewal.

Do Citizens roof-age rules differ from the 15-year rule?
Citizens sets its own roof-age terms, and they are separate from the 15-year rule in Florida law. Under Fla. Stat. 627.7011(5), an insurer may not refuse to issue or renew a homeowner's policy solely because a roof is less than 15 years old. When your roof has reached 15 years of age or more, the insurer has to allow an authorized inspector to examine it, and you pay for that inspection yourself. Age alone cannot be the only reason an insurer declines or non-renews coverage, provided that inspection finds 5 or more years of useful life remaining. Redington Shores has a median home age of 64.7 years, so many owners here will meet these roof-age questions.
