  • Missing, loose or cracked tabs or tiles
  • Soft spots in the decking
  • Leaks you can see in the attic and on your ceilings

Citizens wants the 4-point inspection on any property over 20 years old, which describes most of the homes here. Shingle roofs older than 25 years also need proof showing five years of remaining life. With 62 percent of homes owner-occupied, many of these decisions fall to the people living in the house.
