Sheathing on the roof deck has to be fastened with ring shank nails. The residential code names 2 1/2 inch by 0.131 inch nails as the standard choice. A roofer should show you the nail spec before the deck is closed in.

  • The first choice is a self-adhering polymer-modified bitumen layer covering the whole deck.
  • Option two: a strip at least 3 3/4 inches wide over every deck joint, then an approved underlayment over the whole roof.
  • Option three: two layers of felt-type underlayment, fastened 12 inches on center in the field and 6 inches at laps.

Roofing is a mandatory category under statewide product approval in Florida. Products must carry approval before they are sold as wind protection. To verify approval, look up the FL number or manufacturer in the Florida Building Commission database.

A builder may install asphalt shingles with its own workers only when it is the owner of the new structure. Work involving tile, metal or membrane must be handed to a roofing contractor holding the required certification or registration.

In sequence, the code requires inspections for the foundation, framing, sheathing, exterior wall coverings, roofing and the final. Inspectors verify the dry-in stage, insulation, roof coverings and flashing during the roofing inspection. The sheathing inspection comes first, so the deck has to be complete before the roofer starts.

Before the first inspection, file the Notice of Commencement. According to the code, bypassing this step could mean you end up paying for the same work a second time. If no work begins within 6 months after issuance, the permit expires as well.

Your builder must warrant a new home for 1 year against code-violating defects in material or workmanship, for conveyances after July 1, 2025. Natural disasters are excluded.
